Housing Near UBC

There was no way I would be admitted into UBC rez... so I have to look for a place for this upcoming winter semester. Plus, I'll only be going to UBC for ONE semester.

Does anyone know someone renting out a room or a basement for around $500?

How is living in fraternity houses? I don't plan on joining, just renting and doing my own thing (if that is possible). I saw some on ams rents and they rent for as low as ~$400.
