Anyone into Nitro Rc's? Somebody gave me their old one. Can anybody tell me what the broken thing is called? Will it start as is or does it need to be replaced first? Havent tried starting it yet cause i dont have fuel for it. Its a buggy type but ill try to convert it to a road car.. somehow..

My uncle just told me a situation he's having with his new downstairs tenant.
He recently got a new tenant for his basement suite in Feb 2020. Tenant is great, paid for Feb, paid for March. All encounters were pleasant/ideal.
Tenants wife lives in Washington for the moment (looking to find work in Vancouver), but he's been back in Washington since the first week of March. He has not been back in Vancouver since, due to the corona situation.
Tenant now says he doesn't think it's fair that he has to pay rent when he's not staying there. He's asking for reduced rent.
What do you think my uncle should do?

What is your uncle’s financial situation? Does he depend on the rent payment to make ends meet? Deferral rather than discount is also an option.
Tenant may not live there, but at the same time, your uncle is stuck renting to this person because all their belongings are still in the unit.

House is paid off and he's retired. He doesn't depend on the rent.
He's thinking 50% of the rent is okay, but is worried how long this will last. What if this goes on for another six months or longer?

That’s a tough spot to be in.
Mr.Money isn’t really wrong (strong username to post content ratio btw) but I’d say if anyone can afford to be generous and sympathetic during a crisis like this, they should be. Then that generosity should be recognized, in the very least, once normalcy resumes.

A good reliable tenant is worth losing 50% of rent for a few months (in these times). One bad tenant could cost you 10x more than that.

Having been only a couple months it's hard to say if the guy is a good tenant or a bad one. Using the guys own logic it's not fair to the uncle to not be paid for the suite that he's unable to rent to someone else.
Is the suite furnished by the uncle or does the guy have a bunch of stuff in it? If it's not much stuff and the guy doesn't want to pay rent maybe offer to store it for a small fee (or move it to a storage place) and rent the place out to someone else. On the other hand even if he did get rid of the guy (and his stuff) now probably isn't the time you want to be meeting and interviewing a bunch of potential new tenants so reduced rent might not be a bad idea until they can work towards a solution.

Why would we suggest your uncle go into financial hardship just because the guy decided to stay in US? That was rhetorical question, no need to answer.
If your uncle is not dependent on the rental income, then trying to work out a deal with the tenant is worth the trouble since the tenant seems good so far. Just make sure your uncle covers his butt and says the deal is assessed on a month by month basis as pandemic changes rapidly.

First of all, you cannot evict anyhow during the pandemic. That's not an option, even if tenant does not pay a dime. So a dick tenant (can afford but refuse to pay rent) could technically not pay you for however months left in the pandemic and you still cannot evict. Then he/she moves out afterwards, your basement suite is his free storage.
Essentially, your uncle will have to weigh the remaining options left to him. Have the tenant apply for the provincial subsidy ($300-500 given directly to the landlord), charge him 50%. If that works out, whatever the original rent was for a basement suite, loss can't be that much, if any. https://www2.gov.bc.ca/gov/content/h...ncies/covid-19

depends, is your uncle his friend or his landlord?
when i read good tenant i thought maybe a good track record of 2 years, not 2 months
fair vs unfair: well both parties agreed and signed to the terms of the contract, right?
is the tenant even canadian? spidey senses telling me he's skipped town for good and just keeping the option open. his wife's plan of moving up no bueno anymore
did this conversation happen a week or two into lockdown or just few days ago?
if uncle chooses the empathetic route because we're living in truly special circumstances then he needs to be assertive: let things slide for a month or three; existing tenant will then have the ultimatum of returning or forfeit to new tenants
document everything (text/emails, preferably not over the phone)

That's true, financial situation is relevant. Didn't think about it that way.
it's not his friend, it was just some guy off of craigslist. He is a dual citizen apparently. When he applied he indicated that he was an executive for a major clothing brand that was making over $100k a year. The rent is $2500 a month, it's a really nice ground level suite with tons of light and windows that is newly renovated.
The suite is not furnished, the tenant has his own stuff in it. There isn't much stuff in it though. bedroom, dresser, small kitchen table and chairs and a lounger. There isn't that much stuff in it, it's quite minimalist.
I think this is about two weeks old right now, so my uncle is trying to figure out what to do.
Yeah, he said he's not going to kick the guy out, he's just trying to figure out an appropriate solution as he realizes this is just such a rare circumstance. If his wife wasn't in Washington this wouldn't be an issue.

RE renting is my bread and butter (although mostly commercial). And I'd rather collect less rent from a good tenant than 2x the rent from a bad tenant.
In residential RE, you have all the Tenancy act to be worried about, and as of right now, IIRC, one can't go through the legal works needed to kick someone out.
I would negotiate a term that both parties can agree upon. Say extending the lease for x amount of time in order to compensate for this or whatever. Because as of right now, laws are siding with tenants on compassion ground.

whatever happens, have it on paper. Good guys finish last.
You can rent a place and only stay there once a day you still gotta pay for entire month's rent. I don't care how much data you use on yoru cell phone, you're obligated to pay for the amount regardless of how many days.
This is a good time to really set some boundaries with the tenant; it's not my responsibility to judge why you decided to go down there when the border is closing, but in this situation, i'm willing to waive 20% rent on 1st month; and if this lingers on 2nd month, i'll reduce 30% rent etc.
I would set an end date as well as an addendum to ensure you're protected. You can also defer rent until a later date. Heck, if he still has work and is working from home.. then fuck it...
i told my tenant
a) if you are unemployed, let me know
b) if you are also applying for BC hydro deferred utilities
c) if you're deferring car payments + ICBC car payments...
and if you're share this info / steps you are receiving CERB, I'm happy to walk together with you and deferr / discount rent.
But if you're doing this to get out of paying rent then F U.

I created a contract with dates and signatures of all parties involved when we lowered our rents for our tenants. With open ended wording to expand the dates which the rent can be reduced for
We are likely going to reduce the rent for one more month and then return it back to normal in June. But the wording in my contract basically says unless it is agreed upon the owners side of a further extension of reduced rent it will revert back to normal rates automatically
