Hint: Canada Games Pool is fucking extortion. If you've heard my rants in RS Chat, yes I know you get a pool and everything, but it's still out of my price range.
tried SFU? the gym is tight, not sure about the cost its hella cheap if u live on residence there though.

After a lot of googling, I managed to find fees. $100.50/4 months is reasonable and I live close by.
The only issue I can think of is since I go to Douglas, my time windows where the gym isn't jam packed are much smaller. It'll require some major time management from me.

they got alot of areas where you can dl, oly lift etc
4 bench press, two squat racks...its packed, but most people are in the dumbell area. waits aren't that bad even at peak hours
