What builder/designer wakes up in the morning and says, "Pink, I'm thinking pink. All over the house too"?

This house is nearly a clone/sibling of my parents house down to the horrid furnishings and decor. Built in the same year. Not sure why the garage isn't detached though, thought it was banned by that time. I'm kinda shocked that something like this is listing at $2.3m considering the downmarket (assessed is $2m). Sure, it's liveable but it needs some work to modernise and make it nice again.

Most recently about half of new mortgages were variable - those are the ones that in the most trouble. The next set that will be in trouble are those who got a low rate fixed that's up for renewal who haven't been paying down their mortgage which seems to be a lot of folks.

Anecdotally, I had some friends over recently, all middle-upper class, who hadn't been paying down their mortgage and I was really surprised to hear that - last year was the first time in 16 years that I didn't do lump sump payments to get ahead and I just assumed most people did as well. Those fixed renewals that are coming up are in for some good hurt.

Because that was a common color back in the 90's?

And of course they'll list over assess, did you think they'd list under like $1.8? Supply and demand. My friend listed a 1979 single detach in richmond. 75 groups and 4 offers after 1 week on the market

There is no inventory so everything and anything seems to be selling at a break neck pace. Almost all the homes we’ve been looking at have had multiple offers and ended up closing within a week or two or listing.

Good time to sell your shit. Horrible time to buy.

seems like a minor issue if you get a driveway with an attached garage in Vancouver proper

not to mention no basement so old people friendly

It seemed like, for a brief window (a few months ago) that stuff was selling around assessed or less. The market sure has adjusted again and is ignoring interest rates once again. The basic principles of supply (nowhere near enough) and demand (far too much) cannot be denied.

Probably $6k to repaint (my parents recently were quoted $5k I think). The pricing feels a bit wild considering the market - my 2400sf new build on a 5700sf lot by Central Park cost me just a shade over $2.4m (after taxes) and that was just 16 months ago in an interest rate environment that was 1.2% rather than 5%+.

My parent's home is also the light pale ish pink and white and was built in the late 90's.

When we were in the process of building our laneway house, parents were like why don't you build it to match the primary home?



I'm definitely not going to build something in the modern day only for it to immediately age 20 years

My place was built in 88 and it's butter yellow. The pink from that era would probably be an upgrade lol.

I remember reading this too, and there was another stat where the 50% who have mortgages have bought pre 2016, which narrows down to very few people actually getting fucked

pink was super popular back in the days...look at the back yard pic pretty much 3 houses of similar age is also pink...detached was still popular and allowed...its all a fad just like the modern designs these days...10 years from now you'll look back and think the same thing as you've moved on to something else

To supa and Gerbs, were those prices for repainting to the existing colour or a colour change. For instance from pink to another pink or from pink to green? I'm curious if prices will vary much if one were to change to a completely different colour.

Completely different colour - an orange-ish colour (less yuck than the original colour but still not a fan of it). My dad decided to do it himself and ended up falling off his ladder and breaking his ankle as a result (fell into his neighbour's yard) so they had someone finish it up for $1000 or so I think.

^ There's the 70s/80s big popcorn, and the 90s to 00s small popcorn. All gross. It's a cost cutting measure as they don't have to spend the labour on leveling the surface to perfection. The popcorn helps hide any uneveness.

ugh if you ever get a leak it's so hard fixing those to look uniform with the rest of the ceiling!!

Can confirm, methers above me flooded my unit several times, wall has to be cut open, nearly impossible to match even with texture spray / sponge method.
Ended up installing shiplap with a buddy over a Saturday, would recommend, looked great.

For almost all of the last 16 years, you'd have more money overall if you had invested your extra cash instead of paid down the mortgage. This is doubly true if you are paying down your mortgage instead of using a TFSA or RRSP space as may be available.
