That Vancouver Special will be gone quickly. Though some of the reno choices are questionable for this price (no A/C, hydronic baseboard) Fraser is one of the areas where all the newer families are moving to. Look at the demographic they are targeting: annexing the garage for a covered outdoor area instead.

Dirty shower drains, garbage in the shower, no kick plate on the vanity, mis matched tiles with the security camera TV front and centre

I have a feeling everyone working on this home had a “no farmers no food” sticker on their vehicle

That brown wood gain lowers with two different marble style tiles is atrocious lol

This is the same half duplex with the psychedelic interior that has been mentioned in the thread before. The posting saying is has only been out on the market for 5 days, but I'm absolutely certain that it has been put on the market since (build) completion back in late 2022. It has not been sold yet, and it is not difficult to see why.

Looks like half of the duplex has a Tyne address, and the other one posted previously has a E. 49th ave address:

My tenant wants to park his motorbike in my back car port. He said he'd rather have it off the street and would pay me. I don't have a ton of space back there so i'm hesitant as we park our two cars back there, but if he's going to pay me, I am more inclined to make it work. My wife already told me no because she's concerned of space, but I don't think it'll be that bad.

What do you guys think is a fair monthly rent for his bike?

Any input is appreciated. Thanks!

are you willing to deal with the potential headache if the tenant accidentally scratches or damages your carport with his bike? Or blames you for his bike being stolen or vandalized? I would say you're probably not going to get more than $1200 a year to rent out your carport area.

Eons ago when I was still living with my parents, we had a narrow 2 car garage. There was a period of 2 - 3 years when I had both a car and a scooter, and the parking was done with me taking up 1 side of the garage with both my scooter and my car in tandem, and the other side of the garage was my parent's car.

Our garage was really too narrow for the scooter to get out between the 2 cars. So that meant when I wanted to ride, I'd either need to have 1 of the cars move out, or I'd need to pre-arrange it so that the scooter is parked next to the garage door.

In PB's case, if your tenant's wants to park his bike in your car port, I wouldn't see any problems if it was for winter storage only. But during the active riding months, it is gonna be a PITA unless there is ample room for him to freely take his bike out.

The other option is -- you can have him rent the entire side of the car port, with you parking your car out on the street. But then would the rent (for your half of the car port parking) be worthwhile to you?

I should clarify, I should have said driveway. It's not a covered carport. It's uncovered and outside in the open. It's just in the back of the house where the alley is.
It's a double driveway where we park two cars side by side and we have space on one side where we keep our garbage/recycle bins and he could park there.

TBH, that's what my friend did when he lived at my place for a few years.

It's not that big of an issue since people don't insure their bikes year round and it's practically covered and stationary for like half a year.

We have a carport that can fit one car, and then an uncovered portion to the alley that can fit two more cars. He just parked his bike off to the side during the insured months and then parked it in our paved and fenced backyard area when it was uninsured.

He won't want to be damaging your property as much as he wants to damage his bike, so that's a bit of a moot point. But if your wife says no..

Not worth the hassle considering landlord and tenant. You don't want any he said or she said issues if something happens to your vehicle or his bike. Last thing you want is something happens and he ends up refusing to pay rent to screw you over etc. It's one thing it's family or a close friend using the space, when it's a landlord and tenant relationship, hard pass for me.

The B.C. government will legalize all secondary suites in B.C., taking the choice away from municipalities. In some communities, secondary suites are still illegal, a policy Eby says chokes the supply of affordable rentals

The whole announcement is great news but I expect some cities will drag their feet and make it really hard to create a secondary suite and to add more housing. I tried to legalize our suite in Burnaby and the city said no because we didn't have a second parking spot even though I have a driveway for the tenant to park in - I also couldn't legalize the suite in my last house for the same reason in Vancouver. Meanwhile my neighbours, most of who have tenants, have everyone park on the street.
