You’d need China to more than quadruple its trade with Canada to come in par with USA.
I’m pro diversification. But China is nowhere close in term of volume.
The choice isn’t that hard to make if you ask me.

in the range we are looking at there isnt much inventory. These schmucks rather not sell and just waiting for the interest rates to drop so they can stir up a bidding war again i.e. 2019/2018.

I was looking at some eviction threads and it appears landlords are being forced to evict families because they have illegal suites.
It's crazy to think the city would force landlords to evict people/families becaues the suites are illegal.
Some of the landlords have actually applied to get a legal suite and they were denied, that just seems crazy to me.

No, they're still working on that. And that just means municipalities can't deny a secondary sure on a property. They will still need to be built to proper building codes.
Most municipalities don't care unless there's a complaint by another resident. Or is a hoity toity municipality like Oak Bay

Vancouver’s dream of these 4 and 6 plexes is basically dead in the water but they aren’t going out of their way to let anyone know.
I’ve got a bit of an inside view on things now in terms of infrastructure and CoV made this proposal without consulting anyone. Now they are just kind of sheepishly backing off it.
That compiled with construction costs and permitting time, maybe they can try it again in 15 years

That place in Squamish is nice but what the fuck is up with a 25 sq. ft balcony lol. If you want to live somewhere like that I'd assume you'd like to be able to fit at least a single chair outside.

Look at the USA. They paused once and now everything is rocketing back up. Mortgages sought are at all time highs. Does that not cause further inflation?

Why are rate hikes required to kill inflation? It's because they want unemployment to go up. Less tighter labour market = less demand for goods and services = less inflation.
Central bankers always talk about a resilient labour market. On the camera lens they say soft landing labour market is ok. But on the deeper side. They want people to lose their jobs.

Building a 4 plex in Vancouver, and we are talking about a livable 4 plex, the entry price isn't going to be much cheaper than a duplex or you are trading off significant space where you are just better off in a condo. There's just no meat on it as all the bits coming and going to the property will need to be updated. Along with the parking requirements which means a 4 plex that's not 45 wide is going to require them to dig underground for parking.

Can you even dig underground for parking? The Squamish looks nice but doesn't feel like a penthouse at all. And I'm assuming it's wood frame? I've always wondered what people do for work in Squamish and how many months a year are you snowed in? I think I will choose island > Squamish

Squampton really doesn't get much snow at sea level at all throughout the year. Marginally more than west/North van. Really, really rainy. I'm curious too about the jobs, but like I've said before, jobs don't seem to matter when buying a home in canada. No one is making the money to buy places, they are just making enough money to float the mortgage on whatever their previous home equity is or money their parents gave them.
The whole market is basically just a rodan and fields. #girlboss #entrapanure

Lots of WFH, and lots of new development too
Our friend bought a house up there around 2019 and maintained a condo on the North Shore, but then moved full time up there during the pandemic. Husband now WFH FT, and wife just has to drive into the office on the north shore around once per month
We just visited them last month for a bday party, and was quite surprised at how many young families there are - mid 30s, 1-2 kids each.
