i imagine that's just the principle of the matter, it does you little good b/c you bought in 2019 and held the price at that cost, if it's "voided", now you need to find an equivalent home at 2023/24 rates

It looks like 5 properties are already listed, with 4 at 2023 prices. 3 are by the same realtor (Danny Chiang). I wonder who would be the fool to purchase these properties now

Would you please post a link of the property being put up for sale?

This is the supposed-to-be-concrete, but-turned-out-to-be-woodframe buildings we were talking about, right?

Damn I wonder how motivated these sellers are and would it cause them to almost have a reverse bidding war against each other to a degree. I mean I don't think anyone would just outright accept a stupid lowball offer just to get the fuck out but maybe within reason they would just accept the first semi reasonable offer they get, take that money and run to get something else. I wonder what the presale prices were for these units.

$2.5m, new 2900sf duplex right by Second Narrows Bridge - great views and potential for 2 suites in the basement. As big as a detached house. It's not transit friendly and that location might be a bit noisy (a lot noisy?) but that's pretty good considering that a 3400sf new build with a no garage laneway goes for over $3.3m in Vancouver.

Another quality build by Buddy Guy & Co. /s

The rental suite has better material choice than the main unit.

Oh it is gonna be noisy by Canadian standards. By Asian city standards... it is probably par for the course. My uncle in Hong Kong used to live in an apartment flat on the 18th or 19th floor that overlooked a stretch of freeway / highway, and you can still hear the cars whizzing by as a sort of background white noise. So when this Second Narrows duplex is sitting on the ground or 2nd floor, you bet you are going to hear those cars.

I'm surprised you can build a duplex so big, and the back alley looks like a crack house junk yard.

Duplexes don't have an upper size limit per se and that lot is 8000sf - surprised they didn't sub-divide it as it meets the requirements and they could have built the houses bigger. Maybe the noise is bad enough that they didn't think they could charge enough for a detached.

I bought Italian floor tiles from this store in Burnaby back in 2018.

Your picture shows tiles which are similar in style to those that are in my home now.

Great quality of tiles and good service from the staff there.

It may be just a weird photo but man the grade up to the garage looks rather steep? High ground clearance only...

No thanks Jefe, car tent on that gravel patch for me. Even that would be Scrape-ville with anything that isn't an actual SUV.

2.5 mil for a Duplex and you can barely use the damn garage... whats the point lol

Even most modern SUVs are low enough that you'd have to be careful. It's perfect for a Jeep bro though.

Try Julian Tile in Burnaby by Home Depot they carry a lot of Italian tile

Can’t say I’ve ever seen that back mudding pattern though
