I used the older discontinued models before FLIR sold them. Don't know about the new stuff but their app sucks ass. Good system if you want security with a hard drive that you can dedicate a monitor/TV to but terrible if you want to control/playback from your phone.

My current system is a Lorex system approx 6 years old

As mentioned above, their app and support is fucking brutallll bordering on non-existent

The hardware is fine, my system has worked 100% with zero downtime since day one. However, there was a period of over a year where the app did not work period. They seem to try and use different apps for different systems so there was a period where they transitioned to the new app for my system and for an entire year I could not get playback on my phone or any device not hardwired into the system

For that reason alone I’d likely never buy Lorex again despite being very reliable hardware wise

She has 0 money aside from house though. So it'd have to be a sale, which I imagine a really really tough thing to do. Since it's the first home.

^ So it's the social economy model of AirBnB capitalizing on the housing crisis. There was a short piece on this on the CBC National a couple of days ago. People are taking their units off long-term rental and moving to the AirBnB model and bringing in 2-3X (depending on unit).

Anyone have experience/advice on switching home insurance to unoccupied for 2-3 months?

I'm with TD right now. Current tenant is moving out. I'm moving back to Vancouver in December. I'll have parents check in a couple times a week but as far as I understand that will still mean it's unoccupied. I'm not sure finding a short-term tenant is worth the risk vs. the 2-3 months rent it will net me.

18k for two units MAY be stretching it a little, but I can see why it's happening.

A friend of mine just bought a unit as an investment property. He said he can do long term rental and be $500 from break even every month, or do airbnb and be about 2-300 above.

Couple that with rental laws that currently favour the renter rather than landlord, and rents that are climbing extremely fast and outstripping what you can raise, going long term means you bind yourself to a potentially money losing contract with more rate increases coming.

I wouldn't personally go invest in RE right now as it's volatile as hell and the stock market or even funds will beat RE in ROI, but for those who do, it's hard to not do it.

When we bought our house it was being renovated for about 5 months after possession and unoccupied. We had to change our insurance to match it otherwise if something happened insurance will not payout. The insurance was $4500 instead of $3500 a year.

You have to declare that it's unoccupied otherwise insurance is void.

Who's paying $900 a night for 3 beds unless it's some mansion? That's still more than hotel rooms and you have to deal with all the BNB clean up fees and shit

Hotels right now in Van are like $650-700 a night starting. Cheapest my mom could get in north van was like $600 a night and that's in September. It's fucking wild. Tourism here is bangin.

I paid $230 for a night in a hotel in Burnaby (I think the neighborhood is called Brentwood?) in June. Google says most hotels downtown are $250-380 atm.

Cheapest I found downtown on Expedia for next weekend is $440 a night before taxes.

I've had bad experiences with Expedia so I stopped using them. Just now they tried to tell me Gibsons was in downtown Van lol.

That's not so bad of a difference, esp. assuming they can prorate it for the 3 months. 100% I will be changing the insurance to ensure adequate coverage. I've heard that TD doesn't do unoccupied insurance though - will have to talk to them...

Anyone have any recommendations for movers ? I used salmon last time for my parents when their apartment was renovated but they were exactly cheap. Like 900 sqft place cost over 6 grand to move / store / move back.

No need for storage they can just shove it right into the new place.

I used some chinese guys, 3 guys 150/hour done in 3 hours for my move. Faster then i thought but their damn truck was small..luckily i moved a lot of stuff in a pods container
