Looks very high quality, but paint scheme needs work and it's really small... that price... ugh...

I live in the same area and it's really great for starting a family.

It's walking distance to an elementary/secondary school, parks, BGH, and major bus lines.

None of these. One of the biggest issues with old homes is the ceiling height. After living with 9-11ft ceilings you can’t go back. With a $4m budget one is better off just having their own house built.

It's actually 82... it's just been updated extensively. But you can't update taller ceilings :/

I think most of the negativity comes from seeing these homes with questionable build quality at fairly high asking prices. At these multi-million price points, I believe we all would like or want to see a higher bar for craftsmanship and attention to detail.

When we looked for our new house we looked at location..can always build or reno a home worse case. Luckily house we bought was heavily renod.
We set a new price point for our location when we sold our house in july. We got about 200k more then what we thought we would get considering no laneway or rental suite. Open homes were gong shows with lots of traffic. 13 initial offers including one lowball we told to fuck off. Asked everybody to resubmit best and final offers. New owners were 50k above everybody. We actually were rooting for a couple that did ask our realtor a lot of questions but a 50k difference is…50k. We had 2 doctors make offers on the home and they got outbid =/
Owners took possession last week.

What makes this a no brainer for you?

the vaulted ceiling bedrooms is an instant no for me. I would hate being in those rooms.

Also, the back side of the house looks ugly AF. Whoever designed that had no idea what they were doing.

I think we're being picky to be picky. Anyone who owns a detached house in BC is better off than most people.

We live in a 30-year-old house that we reno'd ourselves and I take pride in my house, the grounds are clean and the inside isn't cluttered, but will note it's nothing special.
