There is a good amount of space at their Grandma's house, but they really don't like that area. Their current house by the PNE which is 15mins to downtown, it's close to Brentwood, and it's right off the highway. Costco is closeby and all of the big box stores. They also like going to North Van a lot.

My parents live in the Killarney area and I have to agree, unless you're going to Richmond often, it's not as convenient as being around the PNE area. We live around commercial drive and even though it's not that far from Killarney, we definitely like it better

They actually opened up their upstairs of their vancouver special so it's open concept now and we've done parties there before, it just feels tight with 10+ people there. They still have a rec room area downstairs that the kids play in, and if they opened up the tenants side I don't see it changing the dynamic that much as most of the adults like to stay upstairs where the action is, I'm sure the kids would like it more because they would have more space downstairs.

They said they would prefer a larger main floor living/hosting area. If their grandma opened up some walls on her main floor they said that space would be perfect, but again they don't like the Killarney area.

I didn't even think about building a new house on their lot. I should see if they would be into that.

I don't think finances are really an issue for them at the moment. Since they don't have a mortgage they have quite a bit of discretionary income to do things and my uncle started investing while he was younger so I think they're actually quite rich. Honestly, I feel like they're living their lives as good as one can. When you're around them you can just feel a really great energy from them. They don't complain, they're always helpful, their kids are like them. A lot of people suspect there's something going on with them because they're too perfect lol.. I mean maybe they're all psycho's, but we have always had the best experiences with them.

I think they have the best of all generations. Their parents were super asian (immigrant mentality), which instilled those core immigrant values, but they grew up in Vancouver and have more of a modern take on life. So they are pretty hard working, but they still aren't afraid to spend money like most immigrants are. Which is why I think they actually like working (maybe they are psychos lol).

My uncle talks about legacy every so often, there is no way he would sell everything and then just splurge. His values would never allow that. Especially now, we were talking about if you didn't have a house in Vancouver all of your future generations would be fighting an uphill battle if not the battle is already over. Families with real estate in this city are a step above everyone else (not morally, just financially), and one of the most important things is to keep that real estate to further the generations. If your parents don't own a house in Vancouver, you probably never will.

Sounds like they are well adjusted and just overall excellent folk. If that’s the case then I’m sure they are fine regardless.

I think from our outsider perspectives we think they should splurge on themselves but they might be comfortable just living their lives the way it’s always been.

Oh man, I have so much property and resources I can't figure out where I want to live because my current house isn't big enough to host parties for my friends and family... cry me a river, right? lol.

Are you allowed to combine lots to build a mega house? That's what the rich folks do don't they. Neighbors complain about noise so you buy their house.

What a great problem to have lol people would die to to live in either of those neighbourhoods. I have actually lived on the edge of both PNE and Killarney neighbourhoods at different stages of life. If I were a boomer and had a car I would choose Killarney any day. Sure it's more "sleepy", but the growing crackhead problem around PNE is real.

Also, both neighbourhoods have so much diversity within itself. Killarney is a huge area and the part that's closer (but not too close) to Joyce station is quite convenient walk wise and still relatively close to North Van and Richmond.

Haha I know someone who tried to do this near Seattle. They had a lakeside property and they wanted to buy out their rich neighbour but their rich neighbour said FU lol.

Yes BUT the city of Vancouver is putting in rules that cap the total size of house you can build so you may bump against a limit pretty soon. They're trying to incentivise building multiplexes (though they aren't doing enough to incentivise this).

Yea, the only time you buy your neighbours lot is if they are both 50ft lots that you can subdivide into three lots.

My dads friend had a 50ft lot that was right next to a small piece of city land and he bought the land from the city so he could subdivide into two lots.

Land subdivision, can make you so much money, just need a bit of luck, and the right person reviewing your request

I'm gonna try and pick up a house on a thick lot in Regina next time around, and see what the process is like

So there’s a new zoning for “infill” houses I’ve seen recently which is a relatively new thing I think

Both times I’ve seen it it’s been a corner lot and the inside lot turned into 1, you then build a big house on the front half with an obvious illegal suite, and the infill house, basically a larger laneway has two individual legal addresses

Dunno what the profit margins are on something like this or it’s moreso a build to own rental income generator

Your uncle should rent out both those houses and use the money to buy a 3rd house they can live in. The rent from the 2 should cover the new house. Bonus if the new house has a suite they can rent out.

Assuming this is a standard Van Special kind of building I don't think that building a new place would get them what they want b/c it sounds like they want to host everyone on one floor and have a bigger entertainment area and the standard upstairs on a Van Special is about 1200-1300sf which is a lot bigger than what you can build now on a single floor (~900sf)

I know someone who opened up their top floor by moving all the bedrooms downstairs in their Van Special and they left just one room upstairs (play area) so it opened up the floor a lot for entertainment.

Haven't been following the interest rates predictions too closely in the last 2 weeks or so, but I noticed that my bank has just increase their 1-year GIC rate from 5.xx to 6% now. Is the market expecting another rate hike on Sept 6 (Wed next week)?

One of my co workers used to live there. She walked to work (Canada place) and got accosted by wackos everyday. She loved the unit but hated the neighborhood. She thought her liberalism would shield her from the crazies. That worked for all of 3 days. She got peed on by a hobo after day 3 and she moved out 3 months later. Lololololololol

Somethings never change, I remember working on the police station in that area when I worked on the tools in the 90s and some guy tried to stab me with a needle, another guy wanted to borrow my tools to break into his car......yeah your car I'm sure.

I love the inside of the Woodward building. Really nice finishings, and I guess you're high up enough in that unit you can't see the sea of used needles below.

Pay $700k to live in a tower right next to a tower of crack heads who got their place for free.

Honestly the Woodward building isn’t even thay bad of an area it’s probably about the same for the 5-6 blocks surrounding the area besides the core of the DTES

First of all; FUCK YOU BUDDY GUY PIECE OF SHIT BUILDERS. For the amount of money i paid for this god damn place, you would expect something better than this

Secondly, i broke my back (just like Batman got fucked by bane) moving crap around and installing my own bidet. I pinched my sciatic nerve and now im crippled.
While being crippled, i thought WHY NOT INSTALL NEST THERMOSTATS! (im walking around hunched up like the hunchback of Notre dam)

So i found the wiring on the old one and it was this mess


I installed according to the previous connectors and i made this:


So now on the options in my app, i have heating and cooling (the old one had these function on a toggle) but i don't think the heating is working because the stupid ass white wire (the one usually for heating) is plugged into the YELLOW wire slot usually reserved for cooling.
The cooling works fine, it comes on right away, but im not 100% sure about the heating because its radiant floor heating and it'll take some time for it to pump in to the cold ass tiles.

Lol, I rewired all the shitty knob thermostats in my brother's recently built townhouse a year back, and the wiring was a fucking mess too.
