My particular build is at the tail end of completion. From start to finish, it was almost 2 years.

The cost was about $400sqft, so about $400,000 after everything

Oh wow, and we built our duplex (around 2500sq ft total) for around $600k and it was completed in '21

Yes they do. A friend has a 2 car garage, 12 ft ceilings, hoist and 1 bed suite in the laneway house. Don't know what the lot size is.

Can I have that? It's perfect.

twitchyzero 09-16-2023 10:16 AM

if you drive around fraserview there's lots of laneways with double garages

EvoFire 09-16-2023 10:20 AM

^ I live in Fraserview... I've only seen them with one parking.

bcrdukes 09-16-2023 10:30 AM

Fraserview :ahwow:

I'm trying to win a detached listing in Killarney area at this moment. Yesterday morning had our 2nd interview and first time viewing the property. Walked to the back to look at the garage....3 car garage with an extra parking pad next to it. God damn

Badhobz 09-16-2023 12:54 PM

Just a tip, MEASURE YOUR POTENTIAL NEW GARAGE (although its hard as most people hoard shit inside their garage, but the blueprints/layout should have proper measurements). Like the Lexus RX is 193 inches, or 16 feet long, your garage better be able to accommodate these new car lengths/width.

We thought we bought a 3 car garage too. ITS NOT 3 CARS. Its bullshit. The SUV barely has clearance room in the front and the back. The other 2 are so squished together you cant even get the door open. So its basically 2 car garage and a stash of garbage.

That sounds like a new car problem. Buy some overpriced old junk.

The average lot size in Fraserview is 50ft across, which is ~20ft wider than standard. There's a reason why houses in Fraserview are more expensive on average, the lots are big.

Badhobz 09-16-2023 04:13 PM

this is why i dislike vancouver.

i'am at 66x120 and i still dont think its wide enough. 40x100 is horseshit shoebox-sized lots. come buy in richmond, its way better!

damn you got a 7920 sized lot in richmond?

https://www.zealty.ca/mls-R2816277/8...E-Richmond-BC/

This one isn't a bad deal, but its still not a 7900 sq ft lot for under 3mil
Actual 3 car garage, decent sized driveway, not situated on a main road.
Hate richmond houses where the house is on a main road and there's no parking infront of the house.

JDMDreams 09-16-2023 06:20 PM

What's the point of that baby shed in the back it's right in the middle of the yard taking up so much space

Badhobz 09-16-2023 07:04 PM

yes typical richmond L shaped homes. Everything is in the front and that backyard becomes just a tiny little strip of useless land. Buddy guy always seems to like adding another shed to it for lawls and making it even more useless.

radeonboy 09-16-2023 07:32 PM

That shed looks more like an outhouse to me. Why is it in the middle of the backyard and not closer to the corner behind it??

cafe22 09-16-2023 10:38 PM

That shed will be considered a structure and probably sited to meet the municipal setback requirements.

Did they try to market that as a WFH space?

westopher 09-17-2023 05:39 AM

Lol that's a whack shack.

Badhobz 09-17-2023 06:53 AM

when your bbq is bigger than your shack, you gotz a problem

20x20 was the historical 2 car garage and that is absolutely not big enough for 2 cars to be parked side by side with a little bit of storage in the garage. My SUV is 16'9" long and the inside dimension of my garage is 19' deep - brutal.

24x24 is the new standard for a 2 car garage that can actually hold 2 cars and enough space to store a broom and rake.

Badhobz 09-17-2023 08:46 AM

Yup same issue with us. Its so tight that the RX barely have enough room to open the hatch. So much for my dream garage... but i guess thats not something my wife cares about when we bought the place. I blame myself for not measuring the new garage and instead listening to the jabbering of my realtor.

GLOW 09-17-2023 09:20 AM

soon to be rented out to a tenant for $1000/month Kappa :troll: :nyan: :ilied:

Lol I bet $50 there isn't a single car in the garage. Probably just full of rusty tools, magazines and old kitchen chairs.

Lol, you're probably right.

This garage is fancier so I wonder what's lurking behind the doors...
