He's saying put the laneway over the garage instead of the patio. I assume it isn't legal, but if it was, I'd way rather have a 750sq foot 2 bed 2 bath over my 3 car garage over living in a 2500 sq ft house with no parking lol.

the previous owner still kept all the plastic wrap in our fridges and its driving me nuts. Removing it now is a total pain in the ass as the plastic became quite brittle and little pieces break off instead of coming off in an entire strips.

So Eby has release this Secondary Suite Incentive Program:

my Coles Notes summary:

- up to $40k of forgivable loans issued as rebates to the home owner
- new unit must be located on the same property where the homeowner lives, so basically just basements and laneway homes then?
- must be rented out at below market rates for at least 5 years

For CoV, that means $1500 rent for bachelor / 1-bedroom, $1894 for 2 bedroom, and $2200 for 3 bedroom.

- a bunch of renovation costs are eligible for the reimbursement, as is 50% of the cost on appliances used to furnish the unit

Is it just me, or is the program not very enticing at all unless the home owner is already planning to rent a portion of their property out to a relative or something?

$40k isn't really that much money to begin with, and the below-market rent + 5 year minimum rental duration just makes it not very appealing. My back-of-the-envelope estimates are telling me that even if you were to get a full $40k reimbursement, the typical home owner would be earning a larger rental income over that 5-year period if he were to pay for the renovations himself, and charge the market rate for rent instead.

Feels like it’s for people who don’t have the capital to build the suite.

40k doesn’t build you a suite in an unfinished space though. I did almost everything in my suite besides some of the framing, flooring, and drywall and it cost me about 27k when the space already had a fully completed bathroom

Seems horrible for the homeowner as you said.

Why would anyone do this and have all this requirements slapped on their own place for min of 5 years!? for a lousy 40k? and thats if those 40k are spent on reno's and furnishings and not setting up Hobz's opium den in order to get it "forgiven"

Architectural and design fees
Structural modification
Electrical work
Fixtures
Appliances (50% of actual cost to a maximum of $2,500)
Building and trade permit fees
Costs to obtain certificates, drawings and specifications directly related to eligible scope of work
Materials related to the approved construction
Contractor labour (not including work done by Applicant or any member of the Household)
PST and GST


The following costs will not be eligible:

Extensions, conversions, repair or replacement of items for the homeowners
Labour costs for work completed by the homeowner

Yea doesn't sound like it's worth the hassle for $40g and you gotta do below market for 5 years your house price will increase by $40 by next summer

You want more rental units? Hold my beer, get rid of taxes on rental income, get rid of rental increase caps, and throw in ability to evict immediately if rent has been missed for more than 2 months. No ifs and buts, try missing your mortgage, car loan or visa payment for 2 months and see what happens.

The program isn't hoping you can build a suite for 40k. They want you to spent at least 80k to try and get 40k from them.


No one on RS will be eligible anyways. People need to earn less than 209k gross income.
