Man, so we are still in touch with the building manager / strata president of our old condo in Richmond since we sold and moved out, and recently got this update...
Hopefully the condo insurance can sue the owner's or their insurance for trying to do their own plumbing without knowing how to even turn off their water.
Fucking idiots.
They've had 6 leaks in 6 months, 4 of which were severe. I think this is not the first incidence of somebody trying to do their own plumbing without shutting off the water.

I literally have two huge signs in my basement that say, "WATER SHUT OFF HERE" With an arrow so if anyone in my house needs to know where it is, it is clearly marked.
I had to do this because I tested my wife and she would always forget, with the signs she always finds the main water shut off now. I also had the plumber change the main shut off when we moved in because I know the old ones can seize or not work. Plumbing freaks me out.

She was actually turning off the water to the entire house instead and was wondering why it wasn't working.

Talking about main water valve, does anyone have experience with smart water valve?
I'm looking to buy the EcoNet Bulldog valve but wanted to see if anyone has experience with them.
The main issue is that my main water valve is located in the crawl space. And in the event of anything major, it's not exactly the most easily accessible spot as it'd take a good 5minute to clear the way and crawl all the way to where the water shut off valve is at. Thus, I thought that by installing one of this, I can easily turn it on and off during a pipe burst or even something as simple as shutting the whole water supply off when we go on a longer trip or whatever.

sounds like a great idea. i dont know if id trust that smart water valve after 10+ years but as long as you change it ever so often, it makes sense to me.

For anyone living in a condo, I highly recommend getting some water alarms.
You can get fancy ones that send alarms to an app on your phone, but I just went for these cheap ones. https://www.amazon.ca/Honeywell-RWD2...df_B00BIBD4EY/
I put some around my washer, and under the kitchen sink. And they've saved me already three times from potential water damage or leaks.
One time my washer overflowed (too much suds). The second time, it was due to the collar around the P-trap under the sink that loosened over time from the garburator vibrations. And the third was when the kitchen faucet developed a pinhole leak in the hose that connects to sprayer.

Buddy of mine is living in a one bedroom apartment, paying $900 a month. He just broke up with his girlfriend and is looking for options. The break up was amicable and he said he's going to let her keep the unit so he's going to find a place on his own.
He said the minimum right now is about $2,500/month for something. He asked me if he should just rent or bite the bullet and buy a one-bedroom.
From what I can tell a $500k place would be like $3k in mortgage + strata + maintenance + internet + insurance, etc. So he's probably look at like $4k a month in expenses.
Does it even make sense to buy a place or just find a rental for $2,500. Numberswise renting seems like it's the play, am I missing anything here?
