i heard a lot of bad things about the bzx4? slow charging, bad cold weather range compared to other evs, early recall for wheels that fell off, etc.. i know a guy who had his ac stop working out of nowhere and also had his rear window shatter out of nowhere.

After a decade of the joke that is the little mountain re-development, the city finally caves and allows the developer to go ahead with the redevelopment without -any- social housing which was part of the original purchase

Just one year later, the development group displaced nearly 700 people living in social housing on the site by demolishing the homes.

The site has sat empty since.

...

...Little Mountain used to be filled with families and seniors who spent time in their courtyards and called the community home.

The city is making this decision after Holborn claimed it could not get financing for construction with the social housing requirement in place.
Demolish first, and then look for financing?? That seems like a good idea.

Some reporters should be looking into the ties between people involved in the developing company and city hall.

This is the type of shit people should he protesting because this is crazy.

If they could secure financing due to the social housing, force them to sell the fucking property. I’m sure one of the other countless builders in town would take it in a heart beat even with the social housing aspect, this is crazy.

That is complete horseshit... this sets a precedent for future developers to say they will build xyz but change their mind down the road.

Surprised no one here is talking about this:

https://www.cbc.ca/news/canada/briti...-b-c-1.7015611

Even though there still needs to be legislation passed, this is a huge change that is going to ramp up interest in detached lots.

They haven't released all the details but the details they have released indicate they've been pretty thoughtful about it especially around how to prevent cities from dragging their feet. The 6 units if near frequent transit service basically makes all of Vancouver, Burnaby, Richmond, New West and much of even Surrey and Coquitlam eligible for 6 units which will be huge. I wouldn't be surprised that you could build 9000sf of housing on a 6000sf lot as a result which would be fantastic for creating more housing.

yea another thing to drive up prices, since demand is gona go up even more. didn't someone do the math a few months back, basically its gona be big developers who can afford this. $2m to buy the land, then another $1.7 to build, no average family can afford to borrow $3.7m at 7.5% interest

I think it's a seemly-good solution more than anything.

If they have really thought it through, it'd not be just a legislation but a whole package of things being announced such as infrastructure upgrade and whatever.

What's good of a legislation to pass saying that you can legally do something when there'd be roadblocks on the way as in not enough capacity in things like waterline and sewerline to handle all the added density?

That being said though, I applaud the NDP gov't to really focus on the cause of the problem instead of throwing things that have nothing to do.

RE's value is driven primarily by one thing and one thing only: supply and demand. Zoning is what's preventing us to massively adding supply to the market. And the price would not adjust unless supply and demand come to a point where price must drop.

Thus, I think this is good as a first step. But we now need to start working on other plans on infrastructure should the legislation become law.

wait wait wait wait wait....

so... demolish my house, build 6 units.... live in 3, sell 2, rent 1 out...

selling 2 to become mortgage free
renting 1 pays for upkeep of my house
living in 3... where 1 will be exclusive to my hobby + car parts + model kits... hmmmmmmmmmmm

Hmmmmmmmmmmmmmmmm

1 car dream right?

9300 + lot can grant 6 units right?

lololol... probably wont happen for the next 10 years so...

It'll definitely be a case of rich getting richer but that's inescapable if we're going to build more housing - people who currently own land will get to cash out and those who can borrow the money will make even more money.

Assuming the province legislates a minimum 1.5FSR (compared to 1FSR for Vancouver's 4plex plan) you're probably looking at $2.5-3m to build about 6000sf of house on a standard lot with land costs being around $2m (if you don't have a lot that you already own). Adding in another $500k for financing costs (interest during construction) and this is definitely not something a regular homeowner can afford to do themselves - some builders will probably come up with a financing model to make this happen though.

OTOH, six 1000sf units (or some combination that adds up to 6000sf) in Vancouver are each worth $1.2-1.5m each ($7-9m total) so if you already own the land you're looking at some pretty solid upside for a couple years of inconvenience and you could still end up living on that lot by keeping a unit.

Very timely article in the Globe and Mail this morning about a 100K salary not being sufficient for a "middle-class" lifestyle in Canada's major cities:

https://www.theglobeandmail.com/inve...affordability/

Here's the accompanying Reddit thread, which is trending with over 600+ comments:
https://www.reddit.com/r/canada/comm...fortable_life/

The majority of posters on RS make well over 100K (some likely several hundred K), but 100K doesn't go as far as it used to, particularly for those without real estate in their portfolio.

Also, if you haven't noticed, the salary transparency act is now in effect in BC:
https://kpmg.com/ca/en/home/insights...rency-act.html

While some companies will probably not comply, you'll have more credibility going forward to call out your friends on their BS and their incomes based on their job titles.

Interesting article and I think we all said the same thing, depending on where you are in the housing curve is better representative of your lifestyle rather than if you make $50 - 250K.

I guess in the long-run, is there any thing you can do at a government level to save the late millennials / Gen Z and A

Back in high school, one of our friends always studied his ass off, said his life goal was to make 6 figures. And we thought that was totally crazy and totally unnecessary: what would you even buy with all that money?? At the time, outside the CAPP class door there was a poster showing MDs even just barely made that.

Yeah. Times have changed.
