i heard a lot of bad things about the bzx4? slow charging, bad cold weather range compared to other evs, early recall for wheels that fell off, etc.. i know a guy who had his ac stop working out of nowhere and also had his rear window shatter out of nowhere.

After a decade of the joke that is the little mountain re-development, the city finally caves and allows the developer to go ahead with the redevelopment without -any- social housing which was part of the original purchase https://vancouver.citynews.ca/2023/1...ocial-housing/

This is the type of shit people should he protesting because this is crazy.
If they could secure financing due to the social housing, force them to sell the fucking property. I’m sure one of the other countless builders in town would take it in a heart beat even with the social housing aspect, this is crazy.

yea another thing to drive up prices, since demand is gona go up even more. didn't someone do the math a few months back, basically its gona be big developers who can afford this. $2m to buy the land, then another $1.7 to build, no average family can afford to borrow $3.7m at 7.5% interest |

RE's value is driven primarily by one thing and one thing only: supply and demand. Zoning is what's preventing us to massively adding supply to the market. And the price would not adjust unless supply and demand come to a point where price must drop.
Thus, I think this is good as a first step. But we now need to start working on other plans on infrastructure should the legislation become law.

Assuming the province legislates a minimum 1.5FSR (compared to 1FSR for Vancouver's 4plex plan) you're probably looking at $2.5-3m to build about 6000sf of house on a standard lot with land costs being around $2m (if you don't have a lot that you already own). Adding in another $500k for financing costs (interest during construction) and this is definitely not something a regular homeowner can afford to do themselves - some builders will probably come up with a financing model to make this happen though.
OTOH, six 1000sf units (or some combination that adds up to 6000sf) in Vancouver are each worth $1.2-1.5m each ($7-9m total) so if you already own the land you're looking at some pretty solid upside for a couple years of inconvenience and you could still end up living on that lot by keeping a unit.

And we thought that was totally crazy and totally unnecessary: what would you even buy with all that money?? At the time, outside the CAPP class door there was a poster showing MDs even just barely made that.
