That's exactly my question too -- those wooden boards (for walls) look absolutely horrid before the weatherproofing sheets got put over them. I've dealt with a lot of wet-rotted wooden stuff at home before, and the colouring on those wall boards suggest to me that there has to be at least a certain amount of wet-rotting taking place.

Whoever ends up buying these homes are really gonna get fxxked in the a$$...

I think the wood was like this bleached white colour from sun fade? But at least they got in at like what 2019 pricing?

The walls were all blackish brown from the exposure to the rain. I can't believe it doesn't have to be all swapped out.



I'm curious if there was a presale for that complex and what happened to all the original buyers. They would have bought at a currently unimaginably low price, but at the same time that building is a lifetime of headaches.

In all seriousness though.... I assume if the units were sold, the original buyers would have sued the original developer and gotten their money back.

If our court system failed them... or just didnt move fast enough... I would defn sell the units again once the homes are ready.

Yes, fuck the new owners, but my own money didnt fall from the sky either (well mine did, but the majority of working class), so it would be wise to get out knowing that it will wreck your bank account long term

Not a construction guy so I don't know if it's actually a problem but it sure as hell wouldn't make me feel great as a buyer

At the very least, that black-brown colour suggests to me that the wood is moldy, although the degree of "moldiness" is difficult to tell without a close up inspection. But I would also speculate that at least parts of the wood is wet-rotted, usually at around the corner joint areas where it is often in the shadows, at a low-lying horizontal area, and there are plenty of those joints as you can see from the picture above.

I think most of that is just being grey from UV exposure. Non treated/stained/painted wood does that. It doesn't necessarily affect structural strength. Mold/rot only occurs through prolonged dampness. We had a pretty dry spring/summer, that structure was probably pretty dry over that period.

From that picture it looks like work was starting already in May, as some of the temporary railings around look new on the bottom compared to the top. Still won't want anything to do with it. A few years down the road people would forget, and they would have bought into a massive hole unless the issues keep showing up in strata docs. And even then it could be cryptic at times.

It's been sitting like that for at least 2 winters, possibly 3.

Oh shit, in that case I can't imagine that the building permit is still valid and would probably need re-inspection on application for a new permit to restart construction.

Looks like it was framed in mid-late 2020 according to street view so it's going into its 4th winter. Holy shit. I'm surprised homeless people didn't create an encampment there.

1) This 2B/2B in DT for 700k looks like a great deal but building looks a lil shabby. They're strata plan VAS2692 which I did a google search for to try to find depreciation reports and minutes. What's the best way to find these?

Ask the listing agent or get your realtor to ask. You may order of Estratahub but sometimes they'll ask for letter of authorization from the titled owner
