watchu talking willis? Find me another 3 mil place that is brand new, and almost 8000sqft lot (average for your mcmansion richmond builds).

My place is 3600sqft on 2 levels. Thats a lot more usable living space vs 4000+ on 3 levels. I hate stairs and i do not need a rental basement. So to me, having each level as big as possible is a lot more useful. Plus the scale of the house is a lot wider because our frontage are almost double Vancouver lots. I hate that narrow ass house look, looks like a townhouse. If i wanted a townhouse i would have bought that.

Backyard is for sure bigger than vancouver and i dont have a bitch ass laneway house on it. Plus with no alley, it feels a lot safer because it backs onto another mcmansion thats also setback equally. Yeah it aint no langley 1/4 acre, but it also isnt far like langley. The only other place you can do something like this would be that area close to the SFU costco..

(factoring in i work downtown, so the commute is 20-30 minutes)

If you need that much living space I suppose but personally I don’t really see the benefit VS living in a home in Vancouver at equal value. And I’m the type of person who would actually utilize a larger yard/grew up on 3/4 of an acre.

I think most people (I don’t think you’re one of them) buy these homes for a perception there is prestige behind living in such a home when in reality no one who lives on the west side or even the north shore would ever come to these homes and be impressed.

Suburbia is suburbia for the most part, developments like yours are likely in more desirable locations but these developments will almost surely push south and as you get closer and closer to steveston is really turns into a balance of Wants Vs needs.

Like, I’ve never even known anyone from Twassen or Ladner because those people literally cannot leave their area even on a good day lol

Lol we're too busy bickering over petty small-village stuff. I work in Richmond and commuting from Tsawwassen is faster than from DT Vancouver.

Nobody is impressed with any houses in Vancouver regardless of location nowadays. They are all built like garbage and all done by more or less the same groups of people. The only difference is that the land underneath is worth more. The 4-5 million dollar van west homes are finished and done just like my 3 mil place in Richmond. The only difference is their land is 3mil so tack on a 1.5-2 mil improvement and you got your 5 mill house.

its not like its any better inside unless you start looking at the 10-20 mill range. Once again a lot of that is land value and land size. I honestly don't think the finishings can be improved much more than the garbage that's already in these McMansions.

Appliances are already wolf and sub-zero, marble is already everywhere, and hardwood is real. What else can you spend money on? Its only just bigger square footages and inclusions of stupid shit like pools, saunas, etc.

Me too, i agree. I enjoy having more green space.

So equal value is 4000sqft lot in east vancouver with a stupid lane way house, no backyard, and all this unnecessary space that i could potentially rent out but will never do so. Like i said, find me another 20-30 minute place from downtown that has a backyard equivalent sized and a brand new 3600sqft house on it. Some in west van, but the backyards are hilly and usable. Anmore has this as well but it's not 20-30minutes to downtown.

But yea.. until you’re in the 10+ there isn’t much variation.

20+ has details the average pleb doesn’t even understand/realize is available. I worked on a 25 million dollar home at the top of British properties and they had details in 2008 that I didn’t see again until 2020

absolutely. Me and the wife were bitching that our old 1976 was better built than this new place by a country mile.

This new place is a total letdown in terms of quality. Lots of little shit things thats driving us nuts and needs fixing. Its like the blonde bimbos i enjoy. Looks great on the outside but rotten inside.

At Trump tower floors 55 and above I believe had level 5 drywall finish.

Stuff like that is what really differentiates high end builds even at similar prices.

One thing I dislike about Vancouver proper is that it's very hard to find a house with an attached garage. I hate detached garages with a passion.

Vancouver West > West Van unless you don't like minorities or big into skiing.

yeah but thats stupid. Like seriously, who the hell can tell the difference between level 3 and 5? if you had stupid money, i still wouldnt spend it on stupid shit thats not even recognizable by your average idiot.

Like this nutbag in my neighborhood. Im pretty sure he's well north of 500 bucks a sqft on this build (i posted this before i think) as its all done by white guys but even then the project looks like shit and its been well over 1 year since they started.

It makes a difference if I can tell the difference.

Your paint will never flash, you’ll never get nail pops, the uniformity is unmatched for a paint finish especially when you are using satin paints etc.

thats a terrible idea because he'll point out all the issues but the seller will just tell you to go pound sand.

Then you left with his hollow feeling and nothing will ever be good enough. Sometimes its better to stick your head in the sand and not know this kinda shit. Otherwise you'll never be satisfied until you are in the 20+ mil dollar range.

I can tell a difference. I am a broke motherfucker so the stuff I buy will always just be level 3. At our old townhouse it has gone through a few repaintings when we got it. I patched all the holes and borrowed an orbital sander to hit all the walls. Primed and blocked, painted and sanded and painted again. The finish was much much much better than if I didn't do it, the walls were smooth with no orange peel and overall looked like a much higher end finish than the cheap materials suggested. That was on a lvl 3 drywall. I could only imagine what a lvl 5 would be like, I can only dream.

Also because I CAN tell the difference, it's a huge quality of life thing for me. In our current house I simply didn't have the time to do it and the wall finishes are fucking terrible with orange peel and nibs. Without the nice smooth surface you also have to press the roller harder so that the paint would cover all the orange peel which makes it even worse.

75% of people wouldn't be able to tell if their 4k TV had a 480p feed, they definitely can't tell the difference in finish quality.

I'm one of those people. My parents have the 4K setup and I was watching it while I was over for the holidays. It's nice and all but not enough of a difference to get me to rush out and buy a new TV.

It's one of those "well when my TV dies, then I'll upgrade".

Fraserview is the best neighborhood in east van.
Bigger lots, quiet and yet still close to everything. Prices shot up like crazy. those old houses built in the 60s and 70s are easily 2.5mil if you’re close to that golf course.

4k always gives me a chuckle

People buy 4k tvs, then run a non-premium netflix, disney, whatever capped at 1080.
Those that do buy 4k streaming plan, half those people wear glasses, or havent had their eyes checked in 4 years.

4k tv, 1080p streaming plan, 720p eye sight with glasses, 480p actual eye sight
