That area is the newer Concord buildings? Most of your renters will be new buddy guys/ sfu students. With a dose of shootings and stabbings at Surrey Central station

Subject to inspection is 100% now common in offers (as opposed to before, prior to the rate hikes)

I've had subject to sale on a couple of my listings last year. Wouldn't say it's uncommon, but it comes and goes in phases depending on the market. I've always countered back with a time clause, putting the onus on the selling agent to get their buyers place sold. As for the MB, you can bridge the loan, (as mentioned before) however MB won't be able to do that for you , you'd have to get a MS from a bank to do that. Unless your household income doesn't support it. You'd also need a firm offer on your sold place before the bank will activate the bridge loan

Your need both sides sell and buy contract to be confirmed to bridge loan, so if there's a subject to sale on the sell side it probably isn't good enough.

There will always be realtors who are not in your interests

-it's still a crap market now.. put in no subjects
-inspections... ? dont do it cause they will reject your offer.
-i want to hold out for a better price. - are you crazy.. it's a crap market ... just accept it.

many just want a fast commission in these tough times....

I dunno, It's the Thompson river, not a lake. that's in such a weird little armpit location. Blocked in by the Transcanada Highway, The Railway Tracks, and a stretch of car dealerships. naw thanks.

This all boils down the the RE boards. They literally put out courses to "train" how to put in a strong offer subject free. Nothing but money grabbing courses by the RE boards. That being said, still up to the client at the end of the day to sign on the dotted line. Ain't nobody putting a gun to their heads.

Thoughts on 50 year old (70's) townhouses in Vancouver? The $/sqft can't be beat but it's out of comfort zone in terms of owning one that age

My first questions to ask are:

- how much are the (monthly) strata fees?
- what does the strata depreciation report tell you?
- what does the strata's AGM / financial statement look like?

IMO those would be the places to start considering how good of a purchase it might be.

The only "problem" i've heard is that he's too thorough and nit picks on a lot of things, which is why a lot of realtors don't like him because if the buyer doesn't know much, they get scared of his report. Based on his videos it seems like he knows what's up.

He’s a knob. I met him through a friend

He’s exactly what you say, he’s the type of guy who hangs hit hat on finding the most obscure shit possible to basically show he’s “doing his job” and a big part of doing his job seems to be showing you how fucked up the place you’re looking at is.

In my discussions with him I’m almost certain he’s never once actually built a home himself.

He was also a total POS to the person I met him through, so hard pass for me

Edit* also the realtors who I used to see use him all the time never use him anymore, so I’m wondering if they got tired of him pushing a buyer out of a deal etc. a lot of the stuff he shows in his videos are overblown/non-issues or easily addressed by a contractor etc.

I have one - near SFU. Tons of space, fairly solid structure, always do research on your strata. Biggest problem for us is the service, it's not even 100 amp so no EV charging at home.

We basically gutted ours and did a major reno, so it feels very modern inside.

I used to know through personal connections a guy named Sean Moss locally... he specializes in mold inspection but can also do regular inspections.

I've lost touch with him over the years but he always seemed like a pretty stand up guy. His reviews online are pretty good.
