Well, on the positive side, my realtor found a place that the lady wants to sell to down-size and she was scared to put it on the market because everything sells in 24hrs and she doesn't want to be homeless... so I told her we could do a 120 day possession or even longer if she needs and I'll just rent it back to her, just agreed on a price that was fair and signed everything. No competition. I can even do an inspection (which is next Wednesday) which is impossible to do with a house on market.

There's no empty home tax, no AirBnB limitations... heck there's not even property transfer tax there. Closing costs are < $2k apparently. Probably gonna have to live in both provinces back and forth for awhile... the house is immaculate, she was using like 800 sq ft of the entire 3000 sq ft house. Just want to paint and adjust a few things like light fixtures, the walls are like a biege that I don't particularly like, go white with those and maybe darken up the floors a bit, they're like a maple wood colour right now. Minor things.

Prolly permanent... I'm trying to transfer jobs over the next few months, my current workplace basically told me to go fugg myself re: working fully remote so I gotta find something diff.

I have a feeling I'll come back at one point, but if I do it will be because my dad or mom passed on and the $ would be there to make it possible as a sad result of that.

in the end we all have to do whats best for us, and now you have all the space you could ever want for your cars and toys. going from a 1br to a 3000sf house, that's a fucking move.

Funny enough this is an issue... I currently have 6 cars and parking for 5 of them here... I go there and I got 2 parking spots. I don't think you can reasonably expect to leave a car outside in Calgary... so yikes lol

I was gonna sell 2 this spring anyway, but 4 is still 2 too many :D First world problems. I will probably leave 1 of them here anyway, I'll be back quite often and can have something here to drive.

I was going to save my news but ehh, fuck it...

I'm going this weekend to sign the paperwork on a place as well.

10 year old 4 Bed 4 Bath, 3 level corner-unit Townhouse. Strata fees are under $250 / month and the strata is run exceptionally well. Was a rental unit but through the seller's family friend so the place is immaculate. The original owner chose more contemporary colours and designs when it was built so it looks much better than other units in the complex. It passed inspection no problem and it's vacant so the turnaround was pretty quick.

When I asked my realtor about deposit, she literally said you can put like $50 down, no problem lol. Also, no transfer tax, there's vacant home tax but only applies if you're a corporation, trustee, foreigner etc.

My closing costs were loooooow too. My tax refund should cover it Kappa

Like 88style, I'll be in both provinces for awhile. The finances work for me and I'm doing side freelance work to supplement my income so I'm happy!

I'll be in Arbour Lake... I was basically focused on the NW and northern part of the SW. So... Tuscany... Arbour Lake... Edgemont... Springbank Hill... Cougartown (lol!) and a few other places.

I would have preferred Tuscany a little bit, closer to my best friend, but Arbour Lake is just the other side of the highway from there so close enough.

This place popped up the day after I did the deposit, I really like it and had some "DAMMIT" moments... but it's smaller and even though it is priced at $670, it will probably actually sell for $50-60k more than that. It's that competitive there.

I'll be in Red Deer (literally halfway between Calgary and Edmonton). The town recently surpassed 100k people so it's growing but still having a level of quietness while not having the faster growing real estate value % as Calgary and Edmonton.

The drive from Calgary to Red Deer takes just as long as it does to drive from Burnaby to Surrey in rush hour lol.

Many moons ago, I sold a red 1994 Taurus SHO with a 5spd manual to a guy from Red Deer who paid me to drive it over to the train yard in Richmond for him hahaha... I always wonder if he still has it or not.

Generally the NE has higher crime/insurance problems... and some pockets are referred to as "Little India" a little bit of Calgary style racism I think hahaha... asian people are going for the NW and SW suburbs.

SE I didn't look in because it's too far from my friends, but it's cheaper and supposedly alright.

Bowness is an interesting area, been kinda high crime and lots of run down homes apparently a lot of Hells Angels presence but it's a place where tonnes of investment is now happening and probably going to become like a Main St. type area, really up and coming. Same with the area around CFB Currie an old military base, I actually with my family bought 2 pre-sale condos in that area that we're expecting to make prolly $100k on each when they complete in late mid 2025.

When I was looking at Calgary last summer, I too considered those areas. I avoided the NE like the plague since that is what it's becoming known for lol but I saw an article last month about how Calgarians typically stay in the quadrant they live in.
