I believe it. Not necessarily a huge interest rate drop, but to expect it to gradually come down by 2% over the next 2-3 years. That would be enough to kick the market up to high gear. Once you think about making a move then it's already too late.
Maybe we won't see the craziness seen back in 2021, but SFH prices were going up close to 100k/m for a few months on desirable properties, which was insanity

Like it’s obviously not the same market but I follow a couple chilliwack realtors on IG and you can get a pretty nice, newer home, in chilliwack with a decent sized lot for 1.2
Even as an investment I feel like I’d rather buy the house and rent it out than a condo downtown. Downtown feeling more and more grubby every time I’m there.

two questions i tell people. 1) gotta find a role allowing you to be that far.
You're not going to have that many jobs to help you sustain 1.2 M mortgage without the corp dollars to pay your mortgages.
2) HR policies. JUST be very careful, during internviews, it's specific now, you have to commit to 3 days a week in office which is killing people who migrated during COVID.

yeah I poke at my friends a lot. 1.6M condo, you're paying 8k in mortgage payments (that's more than someone's net income for households). That's assuming you don't eat, sleep, or fill for gas. Pure mortgage payments.
This is why i keep my mouth south when it comes to housing fees. Don't complain about how expensive your tires / oil change fees are when you're driving a G32 AMG or a lambo... first world problems....

Lol. Post pandemic, my company implemented a 3-day in office requirement with monday as a mandatory "everyone in" day as one of those 3 days.
The catch is that there are many employees in the company who have been hired as 100% remote, so this policy does not apply to them. I have a counterpart in the interior (Vernon) who does the same job as me in his region, but he's 100% remote (His boss is in PG).
I'm techically under the "office" requirement, but I rarely make it three days a week in (even though I live only 1.5km away). It's not strictly enforced. We no longer report to our local branch but rather our business unit and so now my boss is in vancouver and I see him like once every few months, so it's not like he knows my daily whereabouts. And there is only one other employee in my business unit who also works out of the branch, and that's my former boss and he doesn't give a shit (half the time he's not in the office either lol). I also think that if they would know better than to confront me about it and upset someone who's 16 years in with the company and one of the top profit earners in the business unit over something so relatively trivial....
The value proposition for a 1m+ condo isn't there. The hot thing right now is SFH or Duplex. Anything that has actual land tied onto it.
Yeah, I get it. From practical and financial standpoint, getting a SFH or redevelopment is key. It's like having a Camry / 4Runner as a base before owning the unreliable Italian bop.
I like my lifestyle where my spot's the pre/post beach hangout, pre/post club spot, and a spot where I my friends' friends enjoy showing up for a relaxed and intimate cocktail hour or dinner.
Having a convenient spot downtown where the people I hangout with like to spend time, a balcony with a great view to be inspired by, etc. are all important to me.
FWIW my sister bought a presale 1BR at that Richmond Center development for 800k?
Paying 1.3ish for an extra bedroom that I could rent out and a roommate who's also building their own business/getting us invited to cool shit feels ok to me.

People who are considering buying anything in Vancouver as an investment right now are crazy.
My cousin just closed on the city of Lougheed one bedroom condo. He found a Persian couple to rent out his unit for $2,750 a month + renters insurance and utilities. And he's still losing $600 a month on it.
How tf anyone is paying that much for a rental is beyond me. He can easily afford the - $600 cash flow per month, but that's not an ideal investment.
