Solution: Sell to the community and have a gentleman's agreement to buy it back later. Happens all the time.
@westopher - Congrats man!

Rooftop patio is absurd. Views everywhere, huge, perfect for some beers and bbqs. | That's my dream, rooftop patio!
I've been looking at N.Van exclusively because they seem to have the most rooftop townhomes around the newer Seymour village.
Iirc, minimum starting price range for that is around $1.15-1.4M?

A rooftop patio is also my dream and I would happily endure bridge-related shenanigans for it.
One day!!

I've been doing it for 8 years and it's not a big deal. Barely takes me longer than when I lived in kits.
I just go DT for work. Everything else I like to do I don't cross a bridge for. I'd rather be late for work than late for snowboarding

Iirc, minimum starting price range for that is around $1.15-1.4M? | Many pages back there was discussions on roof top patios being prone to leaking. It's a headache you have to be ready to deal with. My brother's in-laws has a rooftop patio townhome they are going to sell in the coming month or so. It's right on Marine Drive in South Van so it may not be your top choice. They've had to deal with leaking issues from the roof and they've said fuck it and got it fixed themselves vs getting the strata to slowly deal with it. Quote:

I just go DT for work. Everything else I like to do I don't cross a bridge for. I'd rather be late for work than late for snowboarding | If you live in the North Shore, your life is in the North Shore. You don't come south very often and most things are available there anyways, though sometimes at a premium. And really the Seabus is actually pretty reliable and if you are working DT, Seabus is a viable alternative. They just need to add more park and ride for it. Quote:

side track the thread, any other recommendations? going to look at XC90's, MDX (not a fan of the interior, too space ship), and 4runner's too | That's practically brand new. We are looking at X5 and exclusively X5's, coming from a 2019 X3. Nothing else really works for us in terms of power, space, usability.
I briefly flirted with the idea of a Mazda CX90, but too many teething issues with that car and the recent Skyactiv drivetrains. Yes 75k out the door and low rates on a new one is enticing, but I need it to work. I saw one stalled on Royal Oak on the uphill and I was like yeah nope on that one. It's funny where we are at where I would deem a BMW to be the more reliable choice over myriad of other Japanese cars.

I always flirt with going to Park and Tilford for either Home Depot or Rona and 50% of the time it turns into a headache for me and I’m like 10 blocks from the bridge.
The aforementioned merging onto the iron workers is always the issue people are fucking idiots. You’ve got the entire span of the bridge to make a lane change fucking drive man!

You’ve got the entire span of the bridge to make a lane change fucking drive man! | Some of those merge points onto hwy1 in the North Shore is insane. If it's not rush hour stop and go traffic, you need a supercar to be able to merge, especially in the hands of some of these idiots.

I give them credit with that new seperate merge coming either east or westbound onto the iron workers, as well as the independent bus merge.
It didn’t REALLY solve the problem, but it takes it takes the guess work away from the idiots who don’t know how to merge

The North Shore is a such honey trap for us. I live like 5 minutes from the Lions Gate and on a bright sunny weekend morning I'm like "hey let's go hiking/Lighthouse Park/Lonsdale/etc" and boom we're there in 15 minutes even with one lane going our way at 11am.
Then coming back at 4pm we're stuck on that ludicrous 5 lanes > 1 lane merge and it takes us 2 hours to get home. "F$*#(ING TRAFFIC!! remind me why we bother with coming here?"

don't get why we don't have stay in lane lines here, left lanes should be bypass lanes and unable to merge out until on the cut or on the bridge

It didn’t REALLY solve the problem, but it takes it takes the guess work away from the idiots who don’t know how to merge | I was going to name those merges, but they've fixed it since. Doesn't help that it's like 5 lanes into one on the merge before Iron Workers or Lions Gate. Like you said, it doesn't make it any less busy, but at least now you don't have the 2 major merges climbing over each other with the lights in place. Quote:

Yeah I dare say the Second Narrows with 6 lanes is even worse than the Lions Gate with 3. People are scared of driving downtown and seem to avoid it with all the jumpers and all, but if you get lucky with two lanes 50% of the time you're breezing in on the LGB.
I only use the westernmost bridges of the Lower Mainland as they're the most bougie and most of the riff raff from Surrey/Delta/Langley avoid them.
Lions Gate/Burrard Street/Arthur Liang/No.2 Rd ftw!

Im surprised there isn’t a lineup for jumping given the state of inflation, and other hondaracer issues. Lousy shit Vancouver.

Property tax bill just came. Wooo! /s
Total for the year with property tax + city utilities is just shy of $9k fml. When we bought the place 3 years ago property tax was 6k for the year.

Wonder if you could tie an addendum into a rental agreement to cover 1/3 of any increase in property taxes..
