It's been Reno'd and seems to have been done well. It's also only 16 years old so shouldn't need much if anything.
We looked at a smaller unit in the same building. Was cheaper by a fair margin but without the rooftop patio and renos done it was easy to see the value in paying more.
The difference in places that are a shade over 900 compared to the places that are a million is absolutely insane. The value if you can get into that upper bracket by comparison is huge.

I think I see which building you're talking about/the 2 units including the 1 you bought... you're right, that smallish (relative to the price) jump up is a MASSIVE difference in quality of finishing and what you are getting.

Well done sir.

If they do I won't see any of it. Hopefully they just will cover the food cost increases. Luckily my wife got a new job.

Not gonna lie, I have a newfound appreciation for what realtors do, at least the good ones. Ours is going to make a great payday, however, the work put in and the professionalism combined with a no pressure approach was really a good experience for us.
Can not fucking wait to be on our new rooftop patio with mountain views, but going to miss this little place we are leaving. 8 years here and besides being too small for us now, there's no other negatives to the place.
Only moving 2 blocks so I'm excited that our daily routine doesn't need to change.
Over here on the shore, the market is still moving. We listed 6 days ago and had one offer that was a good one, and we would have had another tonight I'd bet if we didn't take it. It's a decent time to be moving in the same area. It's not an all out fight, but you know if your place is good it's going to have interest. A few people asked on our subject removal date on our new place if the sale had completed, so there was interest there as well
We're listing ours next week. Any chance you can DM me your listing? I'm just curious for comp purposes.

I'm also curious what your realtor's commission rate is?

Here's what ours is asking:

Quote:
Fee Proposal

Total Sales Commission: 7% on the first $100,000 and 2.5% on the balance + GST

Commissions to be paid out on completion

Selling Agent Fee 3.78% on the first $100,000 and 1.35% on the balance + GST

Cooperating agent Fee –3.22% on the first $100,000 and 1.15% on the balance + GST

That's the standard rate from the BC Real Estate commission.

7/2.5 is the asking rate. However, your listing agent is taking a bit more of the cut . Usually, the co-operation fee is 3.255/1.1625 with the listing agent taking the remainder.

Little bit of a scumbag move... less buyers for you if agents are selfish and don't want to bother showing places to buyers if they are making less ?

It's not a lot... but makes you wonder why they bother being that petty

You guys should try to negotiate your with realtor if you're going to use the same one to sell and buy. I got mine to knock off 5k for my sale and 5k on the buy. My agent cut 5k on his buyers commission to the seller as a final can't go any higher number so i'm helping my client out kinda tactic. It's just 10k in the grand scheme of things but it covers the closing costs

The thing that annoys me is that you have to pay GST on their commission.
Realtor fee's are such BS.

And the argument that if the fee's are lower, agents won't send out the listing, is that even true? When I was buying, i was the one looking at the listings myself and we went to a couple of the 1% realtors showings and my agent didn't make a fuss at all.

Is it worth me bringing that up? Ultimately i'm still paying 7/2.5 and the split is kind of up to him. Appreciate your input here.

Everyone should enjoy the kickbacks from the buying side while you can. Once BCREA addresses the price fixing commission lawsuit from NAR, buyers may have to start paying out of pocket to work with a realtor to purchase property as sellers may stop paying out commission to the buying side.

Can't comment on other agents but last year I was on the buy end off a 1% Realty listing. After brokerage cut/board fee/rebate, I was left with $2500 after 8 months of working with my client. LOL.

Ultimately, it's up to you if your agent is worth that little extra bit. The buying commission payout may not be overly concerned of the little percentage difference to the other side. You can always ask if that extra he/she is taking to cover additional marketing costs or if they're looking to pound the pavement to find buyers for you. (My example/experience, last year I literally went door to door promoting 1 of my listings to attract more buyers)

The 7/2.5 split is good with your agent. In the current market, it's best to motivate the buyer agent. End of day your property needs to sell for anyone to get paid.

We went with this for selling our detached house in Vancouver.

BUYER'S AGENT COMMISSION: 3.255% ON THE FIRST $100,000 & 1.1625% ON THE BALANCE

You have to pay GST on everything here. And it's not like the realtor gets to keep the money (which I have to explain to every single business owner). Everybody collects GST on behalf of the government and must remit it on a monthly/quarterly/annual basis, less ITCs (expenses).

If they didn't charge GST, they would have to pay out of pocket for the GST remittance expected. Aren't you a PT? Clients should be paying GST on your invoices too.
