You guys should try to negotiate your with realtor if you're going to use the same one to sell and buy. I got mine to knock off 5k for my sale and 5k on the buy. My agent cut 5k on his buyers commission to the seller as a final can't go any higher number so i'm helping my client out kinda tactic. It's just 10k in the grand scheme of things but it covers the closing costs

The thing that annoys me is that you have to pay GST on their commission.
Realtor fee's are such BS.
And the argument that if the fee's are lower, agents won't send out the listing, is that even true? When I was buying, i was the one looking at the listings myself and we went to a couple of the 1% realtors showings and my agent didn't make a fuss at all.

Everyone should enjoy the kickbacks from the buying side while you can. Once BCREA addresses the price fixing commission lawsuit from NAR, buyers may have to start paying out of pocket to work with a realtor to purchase property as sellers may stop paying out commission to the buying side. Quote:

Can't comment on other agents but last year I was on the buy end off a 1% Realty listing. After brokerage cut/board fee/rebate, I was left with $2500 after 8 months of working with my client. LOL.

The buying commission payout may not be overly concerned of the little percentage difference to the other side. You can always ask if that extra he/she is taking to cover additional marketing costs or if they're looking to pound the pavement to find buyers for you. (My example/experience, last year I literally went door to door promoting 1 of my listings to attract more buyers)

And it's not like the realtor gets to keep the money (which I have to explain to every single business owner). Everybody collects GST on behalf of the government and must remit it on a monthly/quarterly/annual basis, less ITCs (expenses).
If they didn't charge GST, they would have to pay out of pocket for the GST remittance expected. Aren't you a PT? Clients should be paying GST on your invoices too.
