Had 2 family letter offers last year with my buyers. The first one had zero response from the seller. 6 offers on that one. The second one there was 10 offers, and we were the 6th position one. This seller only gave us a chance to match the top offer as they were work colleagues with my clients. There was still a $60k gap to make up the difference.

My mom's neighbour wrote a letter and met up directly with the home owner. Wrote them a letter about how they wanted to raise kids there and be close to their parents who were on the other end of the block.
They closed!

Well it kinda goes back to that thought that permeates regarding not wanting to settle your families estate for the sake of not hurting feelings
Most people, even people who own homes etc. aren’t in the position to just cut someone a cheque for 40k.that money is a couple of university degrees, a down payment on a place, etc.
Sure if you’re a single old fuck with no family, probably feels nice to do somthing like that. But in the vast majority of cases, most people are not on the position to just toss someone 40k as an act of good will though.
Church goers are used to just tossing money down the toilet with nothing to show for it though I guess hehe

exactly...i'd prefer to pass it along to another family but realistically i'm not giving away a decent chunk of money to do it.
also don't want my neighbors to deal with a janky renter either.

Jehovas take money from members of the church do they not? I thought you had to give a portion of your income to be a member.
One of my best friends grew up j dub but obviously soured on that experience, like basically everyone under 40 lol.

Letters work, and letting the sellers know where you are coming from helps. Being pushy about it doesn't though.
We had a few offers on our townhouse and we gave a chance to the family with 3 kids to match. The idiot who questioned the safety of a gas stove was rejected, the couple who wanted to bring their dog in was rejected. You don't have to give up money, but rather let the family who needs it more a fighting chance.
Would I get more in an outright bidding war? Maybe, but I was done dealing with it.

out of all the door to door people that i've met i actually don't hate jws. they can always be turned away really easily just by politely saying no. what i hate much more are gas marketers and other people trying to trick you into buying or signing stuff. far worse than jws who just want to give you a free book or pamphlet.

Had a co worker that was ready to strangle the two guys who came back like 6 times after he humoured them for a few minutes one day. They eventually showed up on a Sunday morning at like 9am after his wife had worked a night shift and he told them straight up if you come back again you’re gonna get hurt lol

Well it’s been about 30 years since I’ve ever been in a hall. Everything was by donation. Want a nice bible. You order it, when it arrives you put money in a sealed box. I’m sure there was an expectation that donations were made once in a while to keep the lights on. But as far as I knew, unlike other churches. There isn’t a payroll for “employees,”. Everything is volunteer. You don’t have priests, they are just devoted people of the congregation.
Now I go into the Greek Orthodox Church and they have price lists, and you tip for services. Completely different from what I knew…. And there is a “membership fee.”
JWs are pretty wild. They truely believe what they believe is true and want everyone else to be apart of it. Thats as far as it goes. Saying that, there is always the odd nutball. But 90% of them are really “good” and honest people.
Saying that, that’s the opinion of a 10 year olds finances lol. I could be completely wrong.

Be it true or not:
My neighbor at my old building bought her unit cheaper than the higher next offer.
I cant recall what the difference was, but she paid something like 320k, vs the higher offer being 340k. All because she added a "i looooooove what you did with the floors and personalized touches of color! This would be my forever home" or some shit, and the sellers took it.

For the letter...Worst case, it doesn't work. It's not like it's going to hurt your chances.
I'd agree though, to leave $40k on the table like that.. Kind of crazy. The other thing about large purchases in contracts and what not, people become desensitized to the amount. The fact you can't actually see the money in front of you, almost makes it seem not real. So I think that affects peoples decision making process.

we wrote letters on most offers we submitted when we were buying .In our case, all of the offers we made were at asking or higher, so at the end of the day, money talks more than a letter. But it's not like it hurts you. It can only help.
the problem with writing a letter is if you write a letter and you still lose, it stings even more haha.
