4 bed 4 bath pretty much water front with beach access next door. 1.25 mill in one of Nanaimo's best neighbourhoods.

Alternative take:
1980s bottom of the barrel build house (no shade, mine is not so different) that hasn't even been updated inside, with a very limited view and no direct water access. The "waterfront" nature of that house is extremely overstated.

No different than every other realtor in vancouver posting a condo with AMAZING OCEAN VIEWS, then proceed to go 5x zoom on their phone camera while bending around some beam to get a photo of the ocean through trees

This house in my neighbourhood was sold over its asking price.

Asking price: $2.59 million

Sold: $2.855 million.


The home is on a corner lot. -built in 2004.

That thing is huge though, 6000sqft land in east van is nothing to sneeze at, it's not Burnaby where 6000 is common.

Assessed was $2.759m so I'd say it kinda sold low considering the potential value of that lot down the road. Interesting that BC Assessment has it listed as being only 2500sf when the ad says over 3400sf.

Even mid-covid you probably couldn't find many homes with this criteria.

Our small 3br, 36 year old detached in tri-cities, was only slightly below $1.5m. And this was late 2021 before things went even higher.

Not sure what you were expecting with that search criteria at the current market.

If you consider the laneway house, age of the house and lot size it's a good price. During COVID times this house probably would have got close to $3.5.

I grew up a couple blocks away, great neighbourhood. Lots of teenagers going down to the beach to party right there, at least before smartphones became a thing.

Yeah, I mostly pay attention to just Vancouver and Burnaby housing and figured there must be something semi-affordable a bit further out and I didn't figure you'd have to go all the way out to Maple Ridge to find it and even then it's very limited selection. Even Abbotsford only has 20 houses that fit the criteria (<10 years old, 4 bedrooms, <$1.5m)

Over on the island if you're 20-30 mins from Downtown Victoria there's a tonne to choose from under $1.5m - Langford itself has 51 houses of this type and Colwood has 21 more. A bit further out at Sooke has 28 of these houses. A lot of these even have suites and dens/offices and those are all nice towns to live in - you don't have to deal with Abbotsford summers there.

I only got browsing (once again) cause I was visiting Victoria and it's just so goddamn nice over there and seeing what's available there for $1.5m is kinda eye opening compared to here. I could semi-retire right now (instead of in 7 years) if I moved over there.

The nice thing about Vancouver Island is that it's never that busy since you need to take an expensive ass ferry to get there. That's the nice thing about visiting, the amount of people is always controlled.

We were just there this past weekend and it was great. We prefer the island over the Sunshine coast mostly for the sandy beaches and more to do. Sunshine Coast is just too sleepy for us. Vancouver Island is the perfect get-away vacation.

One of my good buddies just listed his house & 5.5acre property out in the hills of Steelhead (Mission) to buy a 1/6th acre in Comox right on the water. (He works 100% remote for Oracle)

I asked him what's he's going to do with all his redneck toys? 2x40' containers full of dirt bikes, ATV's, side by side... And full shop with vehicle hoist, metalwork tools, woodshop tools,
He's like "yeah, it's going to be a big downsize". He amassed all that shit with the goal of using it, but never did. I don't think he was cut out for that lifestyle.

The funny thing is that when I moved to the island it was 100% what I knew I wanted, and I had to endure snarky comments from him about how beneath the mainland the island was. So I get to rub it back in on him now!

$1.5m bucks for over 3 acres but just 30 mins from Downtown Victoria and 13 mins from Costco/Home Depot etc. It's not urban enough for raising my 5 year old but gosh, what a beauty of a place and Munn road is a blast to drive.

One of my biggest pet peeves is when people install a waterfall for the kitchen island and they don't put in a mitered edge.. It looks so silly in my eyes.. Just don't do a waterfall at all if you're going to cheap out. To save <$1,000 and build a house like that, ughhhh.

you do'nt knwo what you don't know.

i don't even give an F about water fall - my wife did.
I have no idea what mitered edge means... my wife did.

i just want a simple counter top and the guy says ' u got left over slab to do counter top.. why don't you use it for waterfall since it's free..' ok. LOL

Wtf ... he is obviously talking about the house that was JUST posted. And I agree completely - it looks silly. No extra material cost, just a small bit of labour creates so much of a superior look.
