Ours is a top floor corner unit with a downtown view, so we're expecting to be at the higher end of that range, before factoring in the market has softened a bit.
The offer of $950k was only $1032 psf. Even my realtor was like wtf is this haha.

The square foot part also doesn't take into consideration outdoor space, parking spaces, storage, etc.
its a decent baseline, but it's not the be all end all.
Things from a million to 1.2 are a tough spot right now. We managed to pay just a shade over 800/sq ft. 15 year old building, and that's also not considering the extra 800 square feet we have over 4 patios.
Everything we looked at that was just a shade over a million in North van had something big to do with outdoor space that set it apart. Whether it was rooftop patio, or huge like 4-800 square foot terraces. It's a competitive place as a seller with not a ton of buyers compared to the entry level places, or the step higher that are getting awesome townhouses or detached homes.
I would say that you are in the neighbourhood I absolutely would most want to live in for North van.

For those who live in North Van, is your work in North Van ... cuz I cannot imagine living in North Van and being at the mercy of those 2 bridges. Gawd, the wasted time would definitely be worth a smaller sq ft unit in Van (if a majority of your life is in Vancouver that is).

We could have got the same thing cheaper in Vancouver. I work downtown and my wife works in north van. The majority of things I like are either on the north shore as far as activities. One thing I've learned, is getting to work being easy is less important than hobbies being easy to get to.
I can make all the excuses in the world to avoid going snowboarding, and then regret it, but work, I'm going whether I feel like it or not. When I lived in kits I didn't ride nearly as much as I do now and life was much less enjoyable because of it. Getting to work takes me like 15 minutes to get there and 25 minutes home on an average day.

All I know is going to North Van on Saturday or Sunday is super heavy volume. The traffic going into North Van is backed up to 1st Avenue.
Then coming back into Vancouver it's backed up to the upper levels.
We almost missed our Ferry to the island because my dumbass didn't account for the traffic. I had to be that asshole who took that exit lane in the tunnel to merge at the last minute because I was going to be late for our ferry. Luckily, a nice lady let me in, but I felt like a fkn prick doing that. We made it with five minutes to spare. I haven't been that stressed in a while.
