That's the going consensus it seems and there's some truth to it because families with kids go on vacation in the summer, but no one is going away for 2 whole months. If everyone stops listing in the summer then you reinforce that behaviour.

when we were looking we saw some absolutely horrible townhouses that were only like 2 years old with cracked floors throughout the house, rattling glass in the railings, and baseboards looked like shit everywhere. also saw a presale where the bathroom walls were so out of plumb that the silicone couldn't even bridge the gap. horrible workmanship. our condo on the other hand was actually excellent (anthem). other than extremely minor things i would recommend that developer to others in terms of the quality of the subtrades they use.

Out of curiosity, why did you sell your place before finding a new place?

Personally I don't think I would even entertain selling my current place unless I had a new one in mind and wanted to buy it.

Or did you lose out to a higher bidder and decided you wanted more certainty into what you could or couldn't afford?

Found a Bosa condo (3 years old at the time) to rent and while the quality has been great, the layout is absolute shit. Long and narrow, cabinets in the bedroom rather than closets, A 2D kitchen that's 11ft long total.

I remember the same unit but on a different floor went up for sale a few months ago. I clicked on it to see how they staged it.

Kids table as a dining table :lol :lol :lol

And @ $1000 sq/ft, I'd love to see a CT scan for anyone who'd want to pay that much for a suite like mine.

People buy these units without the most basic consideration of layout

Those spires at Brentwood are terrible if you don’t get a premium unit. One of these units I went into while working at Telus I asked the woman where she was gonna put the TV only to realize there wasn’t a spot for a TV in the living room :lol

It was like.. an island.. 4 feet, and your patio slider. There was no wall you’d place a couch against, no wall where a TV would go etc.

The only option was really bar stools and then if your head 90 degrees to look at a wall mounted TV that you’d have to shuffle by to get into the kitchen. The woman who owned it seemingly didn’t realize any of this until I asked

Oh man, I didn't even move to Calgary yet... and I already saw another house that ticks more boxes yesterday. Made an offer today and already have competitors, wrote a letter to the owner and everything.

If accepted, other house will have to get sold right away!!

Does anyone know how late payments for property tax work?

The COV website says 5% late penalty, but I can't find more information on it. Like is it 5% APR, or is it 5% no matter how late it is?

My parents forgot to pay their property tax, so i'm trying to figure out if we should pay it asap like right now, or just wait since they'll be assessed the 5% regardless, so just hold onto the money. I know it says if you don't pay by December, you will go to collections.

Does anyone know?

I paid my Richmond taxes late and it was just a straight up 5% penalty

No transfer tax in AB wooop! I got my house for $80k less than its worth today and my realtor said he'd cut his fee in half as a favour if I wanted to flip

Offer was accepted, now I have to literally sell the current house like next week! Realtor is rushing to virtual stage since its empty and list on Monday!!!

I was going to ask, and totally understand if you don't want to answer, but how are you going to swing it if you can't sell the first house and you have to close on the second one? Is the bank approving you for both mortgages? Because if so BRAVO good sir.

Literally go to two separate lenders, get approved, close on the same day, you just have to have the down for both

I don’t have a mortgage on the house, bridge loaned off my condo which didn’t have a mortgage to pay for it and selling the condo after I move out of it and do some minor repairs.

If I can’t sell it I’m fucked and will lose the deposit lol

I'd just wait until the late penalty is added to the amount owed. You can check for this from the property tax page at the municipal gov. And then there is a deadline for you to pay that extra amount before it goes up again.

I wouldn't worry about rushing to pay it off now. Just make sure you pay before the indicated date (for late payment). Otherwise, it'll go up again.
