So a friend of mine's GF lived in Delta with her mom & sister for at least 8 years in a detached home. I believe it was 3 bed, 2 bath. The home wasn't in the greatest shape due to age, but it was livable for that period of time. Earlier this year, the landlords put the house up for sale so she and her family had to move. My friend's GF moved to White Rock and her mom & sister moved elsewhere. The house sold pretty quickly but the family was able to move out in time. Soon after the new people moved in, the sister was curious about how the home was fairing under the new owners and drove by. She saw a bunch of people on the front lawn and she thought it was weird so she got out of her car and just walked up to them. As she stood there for a bit, a man came out of the door and asked her "Are you here to see the room?" She was taken aback for a sec before putting on the facade that she was interested. The man took her into her old home where she saw that basically every room had been partitioned, including the living room. Every bedroom was cut in half and the living room had a combo of fake walls and / or drapes. She did a tour of the home with the guy as she filmed the whole thing. She even saw people in some of the rooms. People from a certain country where saying 'HOLY COW!' has a different meaning. The 'room' available was a half-space in the basement and Assdeep at the door was reminding her that rent was $1100. So naturally after feeling disgusted for a sec, she faked more interest so she can get details on the landlords, how long they owned etc. before pursuing the possibility of getting a year's worth of rent now because these new parasites errr people decided to start filling the house up with bodies right away. She basically gets 2 months free rent reimbursement because she wasn't evicted for "owner use". I this case I think she should contact the Delta Fire Department. They might be interested in how many people occupy a SFH. And CBSA Inland Enforcement, but I wouldn't hold my breath. |
From my understanding the tenants only get one months of free rent for owner use. But, he said the Owner sold the house, so this is the new owners doing this, so she doesn't get any compensation. She would only get 12months rent if the landlord evicted them and then he started doing this, but since the old landlord sold, no compensation would apply. |

You can’t evict based on a sale or at the very least they were entitled to compensation they weren’t aware of |

I've mentioned this before. Seller issues eviction notice on behalf of the buyer (on buyers instructions). Buyer who then needs to reside no less then 6 months( new rules is now 1 year). The buyer (now new owner) is to follow through on their good faith as compensation falls on their responsibility. In this case the new buyer is in fact liable for the 1 year lease compensation |
