GTA condo maintenance fees shocked me.

Lived in a ~2002 building. About 950 sq. ft., maintenance fee $1200/month. Included hydro and gas though which I think is the worst idea ever. I’m relatively environmentally conscious and even I found myself being more liberal with energy use (e.g. air conditioning). I can’t imagine how many people waste energy just to “get theirs”.

24h concierge was nice and I’m sure snow removal is a bigger cost in GTA but otherwise no fancy amenities and a very barebones gym…

Loads of Richmond condos include central heating and AC into their strata fees as well which is why they are sky high. HVAC equipment breakdowns happen often as well. Then you have those who turn on their natural gas range (remember NG is included in strata fee) for warmth because they are too cheap to use electric baseboard heating (which costs money).

We specifically chose our presale building because heating and cooling is kept separate. You use it, you pay for it.

$1200/mo that's fking insane!!

My wife's old condo was $850/mo fees and we already thought that was robbery.

And yeah agreed: including utilities is a terrible idea. There's no getting around human behavior.

$1200 a month in GTA is not unheard of, especially with the older buildings. There is a software developer we work with who pays $1850 a month.

What's the point of that, buy a townhouse or detached... the strata fees make the condo more expensive than either of those options.

Take the water. Bottle it. Then sell it to USA/3rd world countries to make back your strata fees (since hydro is included right ?)

Yea I don't get it either, usually those higher strata fees places have lower property prices too, Toronto, Calgary, Edmonton

Good question. The cost of entry into these condo units (at one time) were affordable, but offset by the cost of the maintenance fees. The cost of entry into a detached home, duplex/row house / townhouse or what-have-you are a lot higher than that of a condo. One has to pick their poison.

Not sure if serious, but "hydro" means electricity, not water .

Maybe you stumbled on an even better business plan: run extension cords out your windows and overseas, out to USA/3rd world countries to power their grids.

Or heck, charge up boatloads of li-ion batteries and ship them over there! +core charge. +25c back if they give you the depleted batteries back to refill.

I guess there's minimal risk of doxxing since I don't live there anymore, but here's a similar unit in the building I used to live in: https://www.realtor.ca/real-estate/2...illowdale-east

Luckily I was renting... though apparently this is a desirable building.

Managed by Times Property Management. Not bad.

Their buildings are typically well built, and their property managers are professional.

What ? Isn’t hydro including water usage ? I’m pretty sure water usage is bundled into hydro yo. That’s why there’s those water meters they installed

Oh never mind. That’s the stupid ass city. They are the bastards who charge for water.
Well anyways go bottle water and sell it to reduce strata cost trolololol (that’s what nestle does with the water they sell at Costco)

How'd you like it there? Looks like really convenient access to TTC as well as the 401!

Yeah, I will say it is a well built and well managed building. Units are quiet and well isolated (though it helps that I think the average tenant age is like 65). Management was responsive. The on-site concierge staff were noticeably better than our other condo.

Location was fantastic - my partner worked in Newmarket so the 401 was close for her, and I worked downtown so TTC was easy. Compared to our previous place at Yonge + Empress, it cut down her drive by 20-30 minutes because getting up/down that segment of Yonge to the 401 is an absolute slog.

Nice that it's nearby Loblaws too, still walking distance or a short TTC ride to Yonge, and Canadian Tire/IKEA/Fairview Mall not far away either. And then the GO bus from Sheppard/Yonge takes you right to Pearson and runs pretty much 24/7.

Anything with a Bayview address/Willowdale neighbourhood is pretty nice! How come that listing didn't state sq footage, is it because it's tiny? But $1350 maintenance ... how do people do it? If you were renting, how much would you have to charge for a place like this? Holy Sh*t!

My parent's neighbour has put up their house for sale and it's a super well maintained time capsule into the 1970s. The husband passed away years ago and I figure the widow isn't able to live independently anymore (I think she'd be in her late 80's or 90s now). Lovely house and for $1.8m it doesn't seem crazy when new duplexes are going for that or more.
