Throw up some walls for a 4x7 bedroom in that weird dead space and now you have a 4 bed 2 bath to fit 8 people.

That weird wall is there for the plumbing, which is weird to begin with. Someone did a really poor job of designing the underlying systems of the house.

LOL realtor earning their commission cloning all that furniture/junk out

Honestly not the worst I've seen (in terms of clutter) though

Also, man, refreshing to see even as recent as 2010 the layouts were much more reasonable...

Who cares about the rental suite kitchen when you'll have droves of people begging to rent it anyways?

Sarcasm, but also not sarcasm.

Given there's a Rocket R9 (an espresso machine that runs about 9k a pop), the realtor should at least leave that and make it a gourmet coffee scene in the kitchen.

Hard fail.

K ... why the hell did realtor not just put up the photos of clean unit/layout ? Guaranteed that there'd be more interest.

At least realtor was honest:

Listing Description
Rare find spacious 2 bedroom + Den SE facing corner unit on the top floor looking over Coquitlam river forest. Despite its current state, envision the potential as you step into this generously proportioned home featuring 9ft ceilings. The expansive living room and dining area offer ample space for accommodating house-size furniture, perfect for entertaining guests or unwinding in comfort. Master bedroom ensuite has a large walk-in closet. Open space for a den or office. Beyond the clutter lies an opportunity to unlock the full value of this residence, offering access to 18000sf Nakoma Club, lots of amenities . Close to the Coquitlam Center Mall and skytrain station, 1 parking & 1 storage locker.

to be honest, this isnt even remotely considered cluttered for an old-school Guangdong house. I'm pretty sure they've already cleaned it up in order to get it to this state

I've seen a lot worse... but if I was the owner, id be pretty choked this guy said my house is cluttered and even put it in the ad with some 3D mess removal just to emphasize how bad it is. Trolololol realtor

Wait till my parents list their house. It's not TV show level hoarding but my dad is a chronic collector of junk and it's everywhere - the crawl space, the garage, the carport, under the deck, in the guest bedroom.

When it comes time to clean it out I'm not sure that my brother and I can/will clean it out versus just hiring someone to come and empty the whole thing out and we cross our fingers that nothing too important gets thrown out. I think it'd take 2 people at least 120 hours each to empty it.

Seems like the top end of duplexes in Burnaby go for that now which is pretty surprising as it used to top out at $2m just a couple years ago and I thought prices were flat.

https://www.zealty.ca/mls-R2910622/4...UE-Burnaby-BC/ - $2.38m with 2200sf of space.

https://www.zealty.ca/mls-R2912207/6...UE-Burnaby-BC/ $2.35m with 2100sf of space.

https://www.zealty.ca/mls-R2915566/1...UE-Burnaby-BC/ $2.388m with 2700sf.

The most expensive one: https://www.zealty.ca/mls-R2889464/8...UE-Burnaby-BC/ $2.588 with 3000sf

Not a lot of recent solds of this type but the ones that have sold suggest that there are buyers at close to these kinds of prices which is kinda nuts when I look at what a detached goes for in Burnaby - it's almost splitting hairs are those prices.

This is what 90% of the units around Boundaty/Vannes look like lol

And Hobz is exactly right, this is -nothing- when it comes to a cluttered unit lol

I don't get why people would spend more than $1.7 on a duplex

What's the alternative if you want to live in Vancouver or Burnaby?

In East Van there are 27 houses under $2m that are less than 40 years old and in Burnaby there are 8.

If I raise the budget to $2.5m it's 68 houses in East Van and 31 in Burnaby.

The diff in mortgage payment from a $1.7m duplex and a $2.5m house is around $4k/month and anything pushing 30-40 years is going to need work - figure $50-200k of updates in the next 5 years.
