Of the 400+ I was part of building when I worked in Const. management never once saw a one bedroom
Even in these fucked end units that were squeezed into the worst possible spot they were at min 2. Problem as well as the smaller 2 bed units the bedrooms were always on opposite sides of the home so no opportunity for reconfiguring them etc.
Occasionally we turned a 3 bed into a 2 bed if the unit had a bedroom in the middle of the layout but thay was rare and usually an exception for the developers friends

Don't they have those in like Okanagan? I've seen those shops with bedrooms on top. But those are more like commercial property.

Every townhouse is 2 bed+, usually 3-4 bed. It would be a dream to have a 1bed townhouse with attached garage without the 800k+ price tag.

From a developer standpoint, it does not make sense.
From a single person, or couple + car enthusiast, woodshop, home gym, whatever your into, it would be amazing. | i think 2 bed just makes so much more sense. needs change over time, and you might really want that 2 bed in 5 years and then you would be hunting for a new place after setting up your sweet ass garage just the perfect way you like it. also if there was such a thing it would almost certainly be a single garage not a tandem or double.

- Extra space for activities - "office"/gaming setup - nice to have dedicated space for this
- Space to have guests over
- Theoretically if money is tight you can rent the room (when I was younger, there was no short supply of friends/acquaintances I would happily share with short or long term)
- If life surprises you and you have a dependent faster than expected, there's no stress of having to move so quickly
- Far more desirable/flexible when it comes time to sell

So I drove by this place on 33rd between Victoria and Nanaimo that we've talked about a whole bunch of times: https://www.google.com/maps/@49.2397...oASAFQAw%3D%3D
and apparently, each of the 2 buildings are being made into 6-plexes.
I am not too sure how the actual layouts are gonna work, but for each building, I think I am seeing 6 entrances all facing the front (33rd Street), with 3 entrances on ground level, and 3 more entrances at the 2nd floor. Each unit looks super narrow, and I wouldn't even want to guess at how big each unit is gonna end up having when the building is done.
Again, I pity whoever will end up living in these questionably built homes...

I didn't pay attention but those still haven't finished? I thought they built it like the newer town house style where bottom floor is condo, then upper floor is two story town house.

You're gonna see this type of shit everywhere in the lower mainland. Endless parking wars for street parking given how dense they want to make the lower mainland, plus these ugly little homes will still be 1.5mil+

What's the situation with the Vancouver specials with attached garage? I heard you can't build laneway since how the fuck do you get out of the garage. So only way to redevelop is to tear the whole thing down?

The owner-investor constructed a standard laneway too far into the lot and even placed it in the center.
The detached house has foundation issues, sinking on one side, and will likely need to be torn down. Limited build size for new house.. The property is now selling below its assessed value and been on market for over a year
