Isn't that neighborhood formerly a swamp/bog and causing foundational issues as a result? Or is this place east enough from Riley Park to not be impacted?

Yeah, nice work on the floorplan - it basically mimics the layout of recent townhomes but with a little extra width. Very efficient but also liveable.

I definitely remember seeing homes around 33rd between Knight and Fraser with settling issues though. The sidewalks on some of the streets in that area are like mini rollercoasters.

The super boggy area is between 16th and king Ed, and St. George to Fraser. My MIL lives near there and I drive through that area occasionally.

someone had told me once if you go far enough back, fraser street area was a landfill for early days vancouver, not sure if that's true. they said that's why the street is all f'd up and uneven.

not sure if there's any merrit to that though

For sure. It's not ideal, but I believe the preference is that over facing the dining room table where a large group would be gathered for a meal, etc.

I once worked at an office in downtown Vancouver where the toilet stalls (with little to no ventilation) opened right into where everyone sat with zero separation - you'd open the door and be in the walkway next to someone's desk. For any man, it was a declaration that you'd just taken a shit and that no one should go in there for a while.

This seems to be the preferred layout these days but I have never liked the kichen being in between the living and dining room. The kitchen ends up being so tiny with minimal cabinets/storage. Putting an L-shaped kitchen in the back of the house allows for tons more utility and storage.

It also stinks up everything and makes furniture hard to place. Cuz the living dining areas are on two separate ends.

to be in the area, you need to be super rich, or if you want to start slow... then move up.. that's what you sometimes have to do to scarifice...

i dont't even think you can fit a dining room table. I do hate not being able to watch TV when I eat. I've been eating with TVB episode for years .... but no more... Guess I'll just have to look at my wife and towards a backyard while I eat. LOL

I see this a lot in new house construction as well. From what I can tell, it's just easier to build this way, turning the washroom and making it parallel to the living space is simply more work, so most builders don't do it because they don't care.

Example: This was the third listing on the page and I could tell the washroom was going to be like this just based on the first picture. $4.3M and your shitter opens up to the dining room. They had the space to reorientate the washroom, but it would add work. Unreal. Paying that much money and being able to see the shitter while you're eating.

Even if you have luxury of doing a custom build, you will quickly realize what you're limited to given the size of your lot. In the case above (posted by Supafamous), a 25'-wide lot really limits your options on where to put the powder room.

It seems extra odd to have a full shower in that bathroom too. Surely there's a better use for the space. Instead that bathroom ends up larger than 2 of the upstairs ones.

Man $4.3 and you still need basement rental unit, + laneway rental. I guess I have to park my Lambo on the shitty gravel or fight for street parking.

The economics of construction don't work if you don't build the laneway - the only people skipping the laneway are the ones doing custom builds where the owner is specifically choosing to give up value.

In this case though it's a bit of shame that they built it before the new laneway regs showed up as they could have built a much bigger, more usable one.

My main floor layout is very similar to the one PB posted, except the powder room (1/2 bath only) and wok kitchen are rotated 90 degrees. When designing our layout, we insisted that the powder room does not open to the dining area. This is the view from my dining area (which we don't even use for eating, LOL):

What you don't realize is that since the stairs to the basement start later, our basement ceiling height is only 8 feet.
