The Vancouver one isn't that bad if you get the whole back yard. You can argue you own land in Vancouver. + No strata fees. The Richmond one is stupid. You're gonna have China neighbors but then you can be friends with bad hobz.
The layout of that 6.2 mill house is absolute shit. Why is the washer and dryer in the bathroom. Do you want the clothes to smell like shit. Why does the toilet have a glass door with an open top?
Now WTF is the point of this room?

We laugh at these >$2M homes, but most millennials and younger aren't willing to buy old homes that are "rough" around the edges. They want everything to look like it's out of Instagram or Pinterest.
The majority don't want to get their hands dirty and renovate.
I would have probably saved 500k to a mil if I just built my own McMansion in Richmond instead of buying one but then we couldn’t even agree on the aesthetics or even how many bedrooms. I wanted only 4 so that each room is a decent size , but she wanted 5 just in case of resale. On our old lot the max you can build is 3000ish sqft so that would be quite small for Richmond standards.

What kinda stinky dumps are you taking that permeate from the toilet into the dryer?
