Sure you pay down some equity, but that's not worth it when you can just invest that money instead. But, if you're not comfortable in investing, then real estate is probably easier to stomach, but your cash flow is all screwed up for the next 30 years.
People talk shit about renting, but the numbers don't make sense to buy. Owning a house is a lot of work and maintenance and the numbers just don't work.

Listed my unit up for rent, gonna hopefully list for sale if rates or market becomes favourable in the summer. Gonna convert equity into all XEQT, move home and stack cash for SMB/future moves. Sublet 2-4 months in Oly village for $2.5-3K/month in the summer and wfh in Whistler / mountains in winter.
Enjoyed single living in my early to mid 20's, no longer enjoying my rent paying $2.2K in hard costs before another $800-1,200 for principle paydown. Gained all the skill points I can from living alone and depending on yourself, joining the free rent life again. Savings rate about to skyrocket to 50-80%

My wife-then-gf was semi forced out cause her parents didn't have space and my parents were not ok with her moving in.

I dont know anyone that would want to live with their parents, myself included. My buddy is going thru a breakup and to make it worse, he will have to move back home due to timing. He moved out like 7 years ago, and is dreading it.
The nagging.
The cleaning.
Dont do this, dont do that, cant have that in the house.
Why dont you spend time with us.
Banging your gf, self explanatory. (Or new pussy in my buddies case lol)
Mental exhaustion of them always wanting to talk, but our side does not have anything/doesnt want to talk.
Guilt tripping over x and y.
Sit down dinners at the table.
Parents having their senile friends over and wanting to talk yo you.

Today, 49 year old me knows that I'm likely to take them in some day but I've specifically bought a house where they have their own suite so I don't have to see them every day b/c if I did I would murder them in their sleep within weeks.
I don't care to hear their crazy political views which have been misinformed by Facebook and their crazy hard right relatives, I don't care to hear their opinions on how I raise my kid or run my household, I don't care to share my day to day activities (and I especially don't want to deal with their nosiness), I don't care to hear their insensitive remarks (my niece and nephew don't like spending time with my parents) and I don't care to hear their opinions on how I spend my money.
My wife wants to take her parents on a vacation soon b/c they're getting old and I've told her she's welcome to go with them but the most days I'll spend with them is 4-5. They're easier to deal with but they also drive me up the wall.

When I got divorced a long time ago like...33 years old? I had to move back home for like half a year after being on my own since 25. It was awful. But my parents don't like each other and live on their own floors in the house... so listening to their depessing passive aggressive bickering was enough to drive me insane they can't cooperate on everything and self sabotage their own happiness at every step.
Being in that atmosphere is not worth any $$$
That's besides the fact you meet any girls and try telling them you live with your parents in Richmond at 33 and see how quicky that date ends.
This is nevermind my mom keeping her internet computer in my room and coming in at like 8am to type emails with 2 finger typing just hammering away at the keyboard sounds like anvils falling from the sky when you're hungover from Friday night lol

I don’t mind living with my parents. There’s just a trade off, the same people complaining about the high costs of living and inflation saying they can’t afford this and that can’t even suck it up and move back home and stack money for a couple of years. The sad reality is that’s the only way to come out on top for the newer generation. I’d sacrifice a couple years of my life to be better financially in the future, it’s a no brainer.

I only considered it because my brother moved out 2-3 years ago and I visited home less than 100 times since I moved out 5 years ago. We live 8 minutes away too.
Figured moving home for the short-term would be good for her mental health and I can finally dedicate time to hang out with my mom. I also wanna fix up her house, roof is leaking, wooden gates are rotting, add security cameras etc.
My mom nags like most moms do and says dumb shit all the time, but I noticed it stopped ever since I moved out at 24. Her seeing me be self sufficient helped a lot. Quote:

If it goes through, I'll be working 24/7 shortly. With the cost-savings of moving home, I can down-pay a 2nd location in 1-2 years. If business goes well I can exit into a SFH by 31-35? I'm 99% sure I'm moving out by the time I hit 30 - 31 for dating purposes.

The goal with the summer pad - > make use of being closer to beach vball, running, hosting more social events, closer to business if purchase goes through
Winter pad - > Get better at ski/snowboard
Not having to pay rent/outgoing costs - > More golf trips, saying yes more to bach trips, and see the world, I always said I'd do Europe when I'm older and have money and that gap is closing. I didn't wanna do 3+ months travelling if i had to worry about housing costs at home.

that would be my guess as well, the 3 bedroom vs 2 bedroom layout. Most people searching for TH will put 3 bedrooms as a filter ... TH with 2 bedroom and 1618 sqft not as attractive.

I think its a rew error
Unit has been listed since 2024-Apr-02, relisted 5 times since as per the MLS data, views probably stack on rew.ca, i do recall seeing that unit for sale a few months ago
Also the 3rd bed is just a "rec room".
People gotta be smart enough that in a 1600sqft unit you can always "make" another room or two for a couple of grand.

But holy shit there are some financially illiterate people out there, and these people will spend the difference because the money is available and sitting in their chequing account. It’s better for these people to be forced to save via home ownership for their own future.
