I don't think we will get back to 6 7% as there's no way the economy can support it, boc is fucked if they do fucked if they don't again. Cuz at that point unemployment will spike. Considering hbc will fire like 9000 ppl alone. Inflation this time isn't caused by ppl balling out, it's just the tariffs and we still refuse to go full China.

I can't remember the last time we had this much RE inventory locally, tons of houses for sale and an insane amount of condos, including pre-sales. If the spring market is a bust, I think we'll see some sellers slashing prices even further as we head into fall and winter.
Speaking of condos, one of my investment properties was featured in the Globe & Mail 'Done Deal' section. I had multiple condos in the Brava towers in YT and sold my last investment unit back in 2020, it was a one-bedroom and I sold it for $643,500. It recently sold again for $639,000. It was a great building before social housing moved in and junked out the area.

It may have been a storefront in the 60s but it was definitely an apartment in the 80s as I remember a separate address for the other set of doors. The building never changed colour either.
Ive always wondered what it was like inside. I assumed:

Brothel
Hippie commune
Now I know it's all of the above. I hope the realtor's free gift is a black light & hazmat suit.

It's built in 1913. Very likely originally a business/shop on the ground floor with owners living up top.

Wow that's the exact same stove we had in our house in the 80s. Same colour even.
ALSO - another reason not to be a landlord is when you want to list your place for sale and your tenants refuse to clean the place up for the photos.

I wonder if someone is getting fired or last day at work, so they changed the system/rates and hooked up a few of their buddies (if it actually goes through)

I THINK, don’t quote me on it, but I think it’s just a standard charge in the city for a “regular” residential property. They had to do a shit load of work for mine like multiple days because there were no reference points on my block, so they had to pull all the references from those pins like 2-3 blocks away and then work the way down to my place. So they probably spent 2 full days until they could finally survey mine and it still cost the same

We are looking at townhouses, a BBQ is like a must......... one we looked at had " An owner, tenant or occupant of a strata lot must not:
use a barbecue, hibachi, or other similar cooking devices on a balcony,
wooden deck, or patio. (CB839818)
Wtf..... for what reason?
Also, those of you who bought dumps, and/or decided to renovate after purchase, did the banks offer you the same interest rate, as extra cash for renovations? Or was it higher / HELOC style?

yah, lots of fires are started because of BBQ on balconies. I used to have one and the smoke that it generates rising up was kind of concerning to me. I voluntarily got rid of my bbq from balcony.

In our previous condo, we had a no BBQ rule. The workaround was was a communal BBQ which you could book for a few hours. The condo board provided all cooking utensils, and cleaning staff took care of the grill before and after, so all you needed to do was bring your own food and clean up after yourself.
In one of the condos across from us, someone decided to have a BBQ on their balcony and they nearly ended up burning their entire unit to a crisp. It was quite the ordeal.

They provided the posting plan but wanted more money and a return visit to measure the property line in relation to the fence line which was the impetus for the survey to begin with. Probably should've made that clear from the get go but also felt that the surveyors could've asked why a survey is being requested when we're not their typical clientele.

I've never heard of no bbq, only no charcoal but depending on your balcony layout how will they know.
I think for the renos, it's smart to borrow more than you need on a heloc, keep cash around, then repay after Reno.
So like let's say you need $600, borrow $700, and have smaller dp keep cash and pay down whatever you don't use.
