Their building costs were around 400-550K, figure cap gains on the property and other fees and they're looking at a nice tidy $550 or so K in profit.

You poor souls. The traffic and the way people drive on Oak street towards Richmond is insane!!! Just sit for an hour during Rush hour(s) at the Starbucks at 67th and Oak, people are slamming on their brakes, cutting over lanes, road-raging at other drivers, morons drive across 67th at the last possible moment on the red and ALMOST get t-boned like 3-4 times in an hour. Also, seen like 4 T-bone accidents at 67th and Cambie. That new huge tower complex at Marine and Cambie has fucked this neighborhood uppppppp. | But living in Marpole, trips to Costco at 8pm on a weekday are awesome!

I know it's old news now but I only noticed this week all the boarded up homes on the Corridor. I guess developers bought each plot (at least $1 mill each) and are going to merge them to build more super towers?
It kinda felt like I was driving through Flint, MI for a few blocks. I also read they're having a squatter problem because most of the homes are still standing.
I guess squatting is the best way to afford a detached home

I grew up at 308 West 22nd before my white parents divorced and lost all of their wealth! I love living on tree-lined streets, it creates such a nice ambiance even if they do dip bug-goo on your car.
The Cambie Corridor from King Edward to QE Park was one of my favorite places to walk as a kid, all of the houses were so big, stylish and magical.
Living near QE Park is a dream of mine, just need to work on a hit book... |

Land on Cambie corridor is 3 mill + for street facing ones. There aren't that many that is not locked up anyways. The reason is they are already zoned for medium density 6 stories building without having to rezone (ever since 2008). Prices drop quickly 2 houses into a quiet street.
Building super towers might sound cool, but it takes forever with hearing and all that. From a developer's perspective it is much easier to just do a quick build, sell and get on to the next one. Quote:

is this a new thing? I went to an open house today. House has been for sale for less than a week and the realtor told me that they won't take any offers today, Tuesday everyone can put in an offer and he will get back to people to see if the want to increase their bid.
House is already $989k and everything is 20+ years old. Fuck.

Not really new but the realtor could have just as easily said offers wont be reviewed until Tuesday (so adjust dates accordingly). Clearly inducing a bidding war. Nothing new to see here.

A 250k house in 30 years will cost a hell of a lot more than that. With the market the way it is right now in some areas you can wait a year or so and your property is up over 100k (houses not condos). If I had bought a house i wanted 6 years ago instead of the condo my wife wanted it would be worth at least 500k more by now...

House is already $989k and everything is 20+ years old. Fuck. | A few pages back I mentioned an older house for sale in Vancouver for under $500K.
Well, low and behold, after the open house, 1785 Kent St. sold for $630K.
Another place that we looked at in the Hamilton area, asking price was $745K, sold for $788K.
I think I am going to stick with what we have for the time being. I'm just gonna sit here, eat my popcorn, and wait it out. :
Way too many house horny people in Vancouver.

Do pray tell how do you know who your neighbors are in a new build? or even an old build? Do you knock on each door in a complex to ask where they are from? or hire a PI?
Sounds like a good idea, but impossible to implement. Quote:
