Well 3 years later we are moving back to Van in April/May, damn rental market is tight lol Even with my generous budget it's tough to find anything decent DT/North Van.

Dude why not just buy in my building at that price? My place is about 150 square feet less than that, but my mortgage is literally less than half of your max.
We can piss off the strata regularly working on our cars in the underground parking.

They were a bit incompetent and I had to eventually talk to a supervisor. I knew I had to supply a lot of information, but the person was just asking me piecemeal instead of listing it out in one e-mail.
They are just a broker, so the mortgage was actually through ING (now Tangerine).
No issues going forward, I got a variable mortgage with prime -0.9% mortgage with 10% payment options per year so I'm happy. 3 years ago, the rate was 2.1%. I'm at 1.85% now.

For a 3K budget, a 1bed + den unfurnished is plenty... though paying over 2K feels like a ripoff. I guess it's the pet dogs that limit your availability.
I'm curious how you are going to find parking stalls?

does anyone have any problems with noise transfers in condos with the newer ones build in 2015???....i use like to watch movies on fridays with the home theater system on and im wonder if above or bottom would hear it???

Concrete high-rises tend to be better for above and below as theres a slab of concrete, but wood-frame homes usually have poor sound insulation. Unless there's good sound insulation, you might get neighbours asking you to keep it down. I know this is common with having loud Base. You can usually hear the base vibrations and neighbours tend to get angry over it. Just turn down your subwoofers perhaps? Base usually travels through walls/floors easier. Friend lives in a wood-frame and he would always get complaints whenever we watch movies / listen to music with subwoofer on.

So 4 hours later and I got a unit at Arc. Thank god I was just getting a unit as an investment because the place was a zoo and poorly coordinated by the staff. The building was basically sold out by 3pm and only two bedrooms and higher priced 1 bedrooms remained.

If your building has 9 feet high ceilings in the suites, chances are that the concrete between floors has to be thinner to accommodate the overall limit on the building's height. You may hear everything from toilets flushing to moving objects. The walls will not shake though, as is the case with wood-frame buildings.
This is my experience living in a concrete building that was built about 10 years ago.

I live in a 10 year old low rise with concrete between floors with the standard 8 ft ceilings.
We can hear the upstairs peeing and flushing the toilers.
When the lady walks around in her hard sole shoes, we can hear the clack clack clack sound on the laminate flooring.

thanks for the replies guys....i was just wondering how it was...because i do love the luxury condo's downtown but i knew there would be some sort of complaint if listened to music or even action movies with the subwoofer on :/....i guess if it comes down to it a house if preferred for more "Freedom"..but i do love me some Novus Fiber optic internet...Hmmm..
