In the process of looking for a place with the GF in tri-cities/pitt/ridge right now and dam these prices make me sad. Hopefully we can find a nice fixer upper we can reno but I've been finding those are even hard to come by these days.

Got pricing for the 8X building going up in YT, good news for my investment units in YT but bad news for anyone who thought these units would be somewhat affordable.
Btw, parking is only available and included with units over $750k... |

Yes, the price would be lower, but you are also competing with a bunch or house-flippers who see value in the place totally different than you do; they see how much would a new/fully reno'd home in that lot would sell rather than its current value.
So, it might be easier for you, as a ready-to-move-in buyer, to find houses that have some compromises (that you could work on), but it doesn't make sense get rid of yet (the entire house or kitchen/bath/floor).

The one upside of the units we have here is that you outright own the commercial space with the residential space, so you're free to do with it what you like. Can lease it to another business etc.
Personally i think i'd just black out the windows put some BS store front in and make it a party room. Gain dat additional SQF..
oh and one other note which i kind of was surprised by, not one of these units sold to Chinese buyers.. which in our townhouse development is a huge rarity. The last project we did in Fleetwood, i'd never seen so many names with X's and Z's.
This project seemingly sold out almost all to EI's.. as far as i can tell 5/6 are, and the majority of people who came by with interest on foot i talked to were EI as well.
Maybe different ideas for the retail space has them?
