I remember growing up in the 90's being a real estate agent was a pretty well respected job. I could be wrong, but there seemed to be a lot more legwork and soft skills involved. Now real estate agents now in the same category as slimy car salespeople and ambulance chasing lawyers.

When it's booming, the greed comes out and every asshole who feels like can make some cash comes out of the woodwork. The next slow down, I bet 30% of the current realtors remain especially if it's a slow down of 4+ years.

The Internet has made people think they're better lawyers, home stagers/photographers, marketers, home inspectors, and appraisers than in most cases people really are. So, people think that the work involved in a real estate transaction is really work that can be done by anyone who is willing to spend a couple of hours coming up with a plan to sell the property.
Also, it doesn't help that the commission structure has remained largely unchanged over time. Now realtors make double for doing the same amount of work compared to the 90s. Considering that most people's wages haven't doubled over the same period, there's lots of salt out there.

We're in the same boat not wanting to move.
$1250 per month for 1 BR + Den and 2 parking spaces, condo's on Brentwood Drive, Burnaby. We also have a pretty huge backyard, can't beat the deal we got on the rental years ago. Since we're good tenants the owner has never raised the rent on us either.

I'm in an above ground basement suite (garden suite?) on Fraser Street. 500 SF, includes all utilities, cable, internet, etc. for $1070. Not cheap, but not too bad considering what other stuff is going for these days. Plus it's a new house.

$1600 700sq ft near science world. Got in last year before it spiked. Rent around this area is pushing close to $2000 for a 1 bed.
Bought a presale in Olympic village 2 months ago. Should of never rented and bought last year. Sigh.

Wow, those rents you guys have posted are pretty cheap.
On the flip side, I just rented out my 3-yr old basement suite near Langara for $1450/month. It's pretty small at about 500 sq. ft. and 2 bedrooms, but includes internet, utilities, in-suite laundry, street parking, and partially furnished.

This was my first time renting got in at 2014, and I thought that was reasonable maybe borderline on the expensive end. Landlord raised rent this year so I looked around to see what I can potentially rent after the increase. Everything is so expensive now, glad I got in when I did. The same unit in my building is going for close to $2000. A 450sqft studio is going for about $1750. My unit is a steal at this point.

I'm a slumlord up on SFU Burnaby Mountain.
Similar unit to my studio is going for $800, unfurnished 300 sq/ft studio with no utilities.
$1500 for a 1 bedroom condo unfurnished and no utilities.
$2400 for a 2 bedroom furnished condo with no utilities.
$60 per month for a parking spot.
All are prices in a 10 year old building.

i just unloaded my condo in Olympic Village in March.
Bought February 2014 late presale, Moved in August 2014, Sold this March
Made about 100k decided to cash out and move ahead with my plans to rebuild my rental property into a duplex. Condo's just dont have this kind of rate of appreciation normally so i felt it was right to get out. I dont think i would have got much more 5yrs down the road.
I dont think you can go wrong in OV, its a great area, good ammenities, and will always be in demand. You'll never have trouble selling, even if there's a correction in the market, OV like downtown will stay in demand.
the grandview woodlands plans have just gone through, and building into a duplex is the way to go imo.
I'm looking for a tear down in the area, fsr got bumped from 0.6 - 0.75, a house down the street from me rebuilt into a duplex at .6 fsr, and one half just sold for 1.3m

It certainly isn't granite kitchens, and a new bathroom but I have new floors and it's cheap. If it had in suite laundry I could stay a long time. The units which come up now are going for $1600. Ouch.
