My buddy sold his place in the tower above the old Best Buy, rents back from the foreign buyers who he sold to, he pays $1900 for a 1br den there and I've seen 2br/2 bath around metro in the newer towers for 2200+

Yes the rent in my building in metrotown is up there as well. 2 bdrm for 2000-2200 that I've seen listed. Crazy.

How much do you think a 1 bed + den approximately 600 Sq.ft., 1 parking, would rent for near Joyce/Boundary/Kingsway area? (pretty newly built) Would it be around $1200-1300?

You would easily get over $1300 for that, I would expect you could get closer to $1500.

I don't think it makes a lot of sense to rent a house unless you have 3+ kids. Sure, it makes sense financially to rent the house rather than to own it, but I think what we're seeing in the market is that a lot of families would still rather buy a 1700-2000 square foot townhouse rather than a detached house because given low interest rates, you could own a townhouse at $2500/month and at least continue to build equity rather than paying $2500/month for a house that you probably don't need. Opportunity costs, blah, blah, blah notwithstanding.

If you're still living at home and parents don't mind then I'd probably look to rent it out to help pay off some of the mortgage first, but that's me haha

Those prices are insane. My mom's way too nice, both basements suites are rented out for cheap. The 1 bedroom for $850 which was rented out last year. The 2 bedroom side goes for $950 but that was rented out like 3 years ago, plus she never raised rent. What's is considered nicer seeing that the 1 bedrooms goes for $1000 these days. Currently internet and utilities are included but was not able to include cable. There's also private laundry for the tenants in the garage. House was built in 2007.

1bd 650-700sf unit in my building (river district) recently rented for $1400 unfurnished. When I was still single I contemplated renting mine out for $1500 fully furnished which wouldve covered everything with some cash in my pocket and then rent a room at my friends place for $500/month but I would've had to take the upstairs room next to his mom. I just couldn't go through with that part. Lol

Vancouver is done. It is no longer the city that I grew up in and around. It's become nothing more than a haven for foreign money. The mountains are full of selfie taking hipsters, while every service and opportunity we have is oversaturated. The rinks are always full. You can't ride the seawall without hitting a homeless addict, or a confused tourist. But worst of all, you can't afford to raise a family or live like we used to. I was fortunate to grow up on a nice property in a nice area. Whereas my kids have friends who live in high density, where crime and drug use are rampant.
When I went to Kamloops I was met with open spaces, polite people, and a great climate. I am an outdoorsman. I like to ride bikes, I like to shoot guns, and I like to have the freedom and space to enjoy these things. You can no longer do any of my passions in the lower mainland without running into trouble.
So consider that anyone who doesn't subscribe to the "lifestyle" of Vancouver living just doesn't feel at home here anymore.
I don't look like this.
So I'm completely fine with going to a place where I can fit in.
