Wondering if people have an opinion on using a notary vs a lawyer for finishing a deal on a purchase i.e. property transfer etc. It's a simple townhouse purchase, nothing complicated. Lawyers typically are a little more expensive but is there actually a benefit with paying say $1500 for a lawyer vs $1000 for a notary?
On that note, any recommendations?

On that note, any recommendations? | I used a notary on my current sale and had no issues, think it was under $700. When I bought my house that required a mortgage I had to use an approved notary/lawyer from a list Westminster Savings gave me and the cost for their notary was a lot more. I think in most cases just find one that's been around for long enough so that they should be competent.

We used a notary recommended to us by our mortgage broker. He handled everything and we barely had to communicate, picked up our cheques and signed a few papers and it was done. I think the cost was about 6/700

I'd only use a lawyer if you have some sort of complicated title arrangements or issues.

i'd use a notary unless i can find a lawyer that will do it for same or less than going rate for notaries. i'll PM you some info.

The CBC has been running stories about the real estate and rental crunch in Toronto. It sounds eerily familiar to the discussion on this side of the country for the last 2-3 years.
Toronto has always been seen as the place to go to where you could make more money and lower your living costs. Now that seems to be no longer the case.
If Toronto is no longer worth moving to, where are the young people in this town going to move to? Winnipeg? Montreal?

A buddy of mine just bought a duplex in Toronto after feeling the heat of the market there and pressure to make a move (was formerly in a smaller loft style appartment) paid 860 for a 45x120 lot and half duplex approx 1700sq ft..

In a small town like it's all about the outdoors. Buy a some ATV's for the summer and some sleds for the winter. You could also act out your favorite scenes from Rambo.

My bro (RIP) used to work in Hope and lived in Yale. He said it was awesome because he would hop on his mtn bike and be able to ride some of the coolest trails he had ever experienced. I was just speaking to a coworker today. She has a small old condo she rents out downtown. A developer offered to pay out all units at $1500 sq/f. This blew my mind. I guess the building is 10 stories, and obviously the developer has plans to build quite a bit higher. But my god! They clearly have no doubt where the market is going.

On a similar note I posted a while back we were completing our 1br basement suite in east van and wondering how much we could get for rent
We had 15+ groups begging to rent at $1600 a month and all with pretty decent Income/professionals/willing to give 4-5 references and be subject to credit checks.
For approx 700sq ft 1br suite ground level

Kudos to you for getting that kind of rent.
Eventually something has to give though, right? As I alluded to in my post about Toronto, I would think eventually people will get tired of paying these kinds of rents. I mean, the whole point of renting is to save money in lieu of paying a mortgage, taxes, etc.

The only thing I can say is that it's brand new, nicer finishings than a lot of "new" show homes I've walked through, and it's big. But yea, how can anyone afford to be paying that and survive long term

CRA website doesn't say anything about this and yes I've called CRA more than once but both people i've talked to don't know shit about HBP and are simply just reading off the site.
