Based on the monthly strata a detached home in Vancouver would probably be within reach, some people need dat view doe

I don't know of anything right now at the moment. When I went to check on Navio phase 2 last year I think they mentioned phase 3 will go on sale this year or next. By the looks of things I have feeling it'll be around next summer.

gorgeous 1200sf condo with clear view of the lake in downtown toronto...he told me it was only $600K(This was quite a few years ago).
I said that's bs. I would've guess at least millions +.
Then he told me the strata fee were $2500+/month... |

This assumes your BCAV is the same as your purchase price which is a reasonable assumption for a newly bought house.

Good thing I live in Burnaby............ not too many bike lanes to pay for, lol.
Speaking of which, the construction on Willingdon between Lougheed and Hastings is a bit confusing. At first, I was like, nice........... widening the road to alleviate the traffic snarls that'll happen once Solo and nearby developments are finished. This was months ago. Now I see it is not going to be for cars at all. Like WTF? It's going to be for bikes and pedestrians. I get it. It's going to be really nice to walk along there, but right next to a thousand drivers honking at each other and swerving to get by. Oh well.......... planning for the future - Gregor Robertson style. Is there like a competition now? Which city is going to have more bike lanes? I may be wrong and it's a pedestrian only walkway and maybe it was designed that way because a roadway cannot be placed there for a variety of reasons?
I think it's going to look very nice when completed.
I guess since the buildings are right next to the skytrain station, it is assumed most people living there wouldn't be driving anyway, so no real traffic issues. I shop at Brentwood often, so maybe I'll take skytrain there.......... or better yet, park at Grand Villa Casino, charge my EV there for free and take free shuttle to Brentwood.

CoV property taxes are super reasonable considering outlieing communities like langley etc people are paying 5000+ for 3000sq ft homes on 6,0000 sq ft lots

I've spent the last 4 months looking for a condo in the 350k-450k range in the Burnaby new west area. It's been a wild ride. Units sell over asking the same weekend as the open house. I feel like all the average people have given up on the dream of owning a house and are now competing with each other on condos.
Anywho, after 2 failed offers on other units I've finally gotten an accepted offer. Asking was 399k for a ground level corner unit with a patio which opens up to a grassy section. I got it for 425k. Not sure if I got lucky that I didn't get caught in a bidding war or if I slightly overpaid. It's on the burnaby side of collingwood neighbourhood. Walking distance to Joyce station.

Large strata fees here scare prospective buyers away, as we've seen.

It'll be nice alright! Just wait until you see the park that's going in on Willingdon. I don't understand how the planners figured it would be a good idea to put a park there and let kids play beside one of the busier roads in Burnaby.

Friends & Fam round / VIP is when you want to be. Prices go up if developers feel like they're selling out too fast.
Just heard today Langara Living (used to be Flamingos) on Cambie/57th is rescinding all offers and just paying 5% damages to all the buyers and delayed getting building permit to do so to get out. Probably reselling at $1200/ft and higher density...talk about an bad PR move.
