That's so fucking stupid. If you move into an area with skytrain, buses, and trains, then you should expect there to be noise regardless of the time of day. You wouldn't move from a quiet residential neighbourhood to the corner of Main/Broadway and not expect any big street noise, so why should this be any different?

It's the same idea behind how those NIMBYs moved in after the Expo line was complete and then start complaining that the trains are too loud when it passes from Main St/Science World to Stadium Station.

In most apartments / townhouses that are setup with a small stacked washer & dryer combo, the washer / dryer are housed in a closet that is sized just a touch bigger than those appliances. So really, I don't see what you can do to change that situation.

I always find it interesting when someone turns down an offer over ask.

Sometimes patience pays off and other times the market turns and you wish you took 1.83

When we sold our condo a few weeks ago ($299,900 ask, accepted $310k) my business partner wanted $320k. He didn't want to accept $310k even though that is what all the comparable were pointing too. He just wanted it because greed.

As it turns out we had no other offers, showings or interest. We made the right move based on the current market.

^ way back when I ran into a seller who had 2 condos side by side he sold the first one for $300k and he wanted $315 for the other one even though they were identical... I offered $310k and he wouldn’t budge and I walked on principle, why should I pay $15k more than somekne few days prior to me? He ended up selling it in desperation as there was a minor correction at that time for condos (2011ish) and everyone was afraid of a crash, so he ended selling itfor $300k Just like the other one... lol... lost out in my $10k extra trying to get $5k more out of it

Of course if he’d kept both until today he’d have had another $400k... since they all go for $500+ now... not sure if I should laugh at him or feel sorry for him (and everyone else).

Assessed at 1.69 and highest offer was 1.83.

That is insane not to accept 1.83 in this market for single family. Receive above asking with no subject to financing and reject the offer?? April and May are supposed to be the strongest months for real estate. If you aren't happy with the offers, RAISE your asking price instead of waiting for a bidding war. It's shit like this that drives me absolutely nuts.

If he's in no rush to sell why would he just sign any offer. Maybe he's making an upgrade and needs $x for that upgrade otherwise it is not worth it for him.

I can list my place too and would sell it if I get an offer that I like..if not I will just keep it and live in it for a few more years.

Also know someone who has a piece of land..didn't like the offers that came their way so they are just going to tear down the house and rebuild it and either move in or list it with the new build

there are a lot of reasons to list "low"...and there are many units on the market right now and in the past few years that have a low listing price...selling over asking price doesn't mean anything these days because most are purposely listed low. even if you offer someone asking price nowadays it doesn't necessarily mean they will accept it

Exactly my situation now. Looking to upgrade to a 2.1-2.2m detached. That could only happen if I sell it for 1.85+

Is there any reason why a realtor should have trouble obtaining the strata documents from a listing agent? He's requested them twice now and has yet to get them to me.

Is there a way I'd be able to get them faster than him? We've only been using him for maybe a month now and have no prior connections with him. Possibly trying to delay us from making an offer so someone they know can get an offer in?

A shxtty property management company / manager can easily result in massive delays in providing those documents. That'd be my first guess. But then the selling agent should already have all the documents from strata before the sale starts.

Your wild guess of him trying to delay you seems unlikely. Even if the selling agent has a preferred buyer, attracting more offers to come in would always be beneficial to his cause. A good realtor can use each additional offer to milk a higher price out of the top bidders or preferred buyer.

realtor is either hiding something from you from the strata documents that they don't want you to know or they are not wanting you to bid because they favor another buyers offer (agency/buyer/realtor/etc relationship)

good on you. don't feel like you need to rush if you do not have to. This isn't really a good time to sell anyways. kind of the slow period now and heading in to it. Try again in the new year if need be...youre tied to the market for better or for worse anyways.

You can usually pull recent strata documents from another listing in the strata on the realtor side system. I've also had luck asking another realtor who had a listing in the strata.

Some management companies you can order (on the buyer side) without seller acknowledgement. If available, you can also order them online on stratahub but your agent will need to absorb the cost.

It's a pretty close knit industry anyone who's worked here for any period of time should know which realtors are a pain to deal with.

Should make a list of realtors who've been nightmares or horrible with people on here. Similar to the buy/sell section where you can leave reviews. Save some people some headaches possibly


Strata documents is all cleared up. Realtor has run up north for some family things and has been in and out of reception areas quite a bit. Got what I needed from him.

Depends on the management company. Most newer condos have online minutes, strata docs where the owner can just log in download them and give it to the agent.
