Just an FYI for those looking in the Norquay area of Vancouver. The Ward townhomes and Acorn condo presales off Duke St. are having a hard time selling. Received a few emails from the sales agent with price reductions already.

Acorn floor plans were poorly thought out. They are doing a 2 BR 2 BATH in 690 square feet. Imagine how cramped that would be!

so stupid.. unless catering to some fob bunk houses where living room is split by a bed sheet there is no reason to have 2 full baths in any unit smaller than 1000 sq ft..

Was talking to a realtor a month or two ago, and he was telling me how units in the 800+ sq ft range are less desirable if they only come with a single washroom.


I dunno if that is how the market really thinks, but personally, I wouldn't want an additional washroom taking up space that can be used otherwise if I have anything less than 900 sq ft.

There is a difference between a full bath and a powder room, most should not need 2 bath tubs.

Those stupid flex rooms in front entries are so much wasted space.. seen some pretty ghetto "kids rooms" in those.. just a sheet over the opening, shitty way to grow up :/

The layout perfectly explains why you do not want to have 2 bathrooms in a sub-700 sq ft suite.

The bathroom near the entrace should have been freed up as open space or used for other purposes.

We converted our flex room into a walk in closet. It's not completely useless.

i think flex rooms are awesome... especially if it has a door, it's a great storage room.
i had one in my last apartment and i was very grateful for it.

that layout could be 2bd 1ba and much better. or as hondaracer said, definitely no second bathtub.. not well thought out. the entry also has some wasted space in the form of a little hallway

i have lots of gear that i use somewhat frequently. i have one of those costco black resin shelves for it, and i would rather not put it in storage. storage is for things like luggage, winter clothes when it's not winter, stuff like extra chairs, tires, etc.. if you gotta go there once or twice a week, it would probably be better in your suite.

Yup, open our front door and our flex room/closet is right in front of you. TBH I don't know how we'd do without it. Our closet in the bedroom is already full of clothes. -80% of which are my gf's There's no room to put other stuff so all our jackets, shoes, workout equipment goes in the flex room. Plus it can also fit a dresser full of MY stuff. We pretty much use everything in there.

Keep in mind this is a downtown condo so we're already pressed for space. Also have a storage unit but that only holds luggage, empty appliance boxes, and seasonal stuff like fans and Christmas decorations.

I'm so happy we have a flex space in our condo. We also have a giant black shelf from Costco. Since we love to cook and bake, it is filled with pantry staples that don't fit in the kitchen. Also all our soccer bags and sports stuff takes up the bottom shelves. Also have our recycling and second shoe rack in the flex space as well.

I have no idea how we could make it without the flex space. Especially since we are in a 1 bedroom.

In general you can use the space that a tub takes up and have a wayyy nicer walk in shower than your tub combo, but yea, women and children.

In our place we only have 1 bathroom used to be a seperate water closet and tub room with a big clawfoot tub, combined them and lost the tub and created a big walk in shower, couldnt be happier, probably the best shower ive ever used

Also a tub is easier to cheaply waterproof and less money is spent on paying the trades dude to lay down more tiles. Cheaper to install a shower curtain than shower glass... god damn cheapass contractors.

Just looked at the layouts of the Ward. I'm guessing they're discounting their basement/garden suites? Just curious, how much are they dropping off the price?
