I live in a West facing suite and it doesn't bother me much. Just have a couple of fans going. The sun reaches my balcony door at about 4pm so that's when the heat amplifies.

The nice thing about west facing is during the cold months when the sun is out (which outweigh the hot months in a year).

I see mountains, rivers, new west, vancouver islands, bridges, planes heading towards YVR

passive cooling strategies make a big difference. designers look in to massing and overhangs during peak heat times to create shading to prevent windows from heating, which is even more effective than blinds on the inside.

Just listed my apartment... $988 a sq.ft. at WCCP Collingwood/Joyce. Let's hope I can compete against the 40 other listings in this development

I face west, but since I back onto mature trees and a creek, it stays cool.
I'll turn on the A/C if it doesn't.
But yeah, don't face west. Evenings on the balcony are the worst.

We're in an East facing condo and we have blackout curtains in the bedroom. If we decide to leave the bedroom window open when we sleep, then the sun wakes us up around 5 when it decides it's time to melt our face.

Don't know how some of you guys are complaining about the West sun...

My house faces west and I run two layers of blinds. When I get home after work, it's slightly warm, but nothing crazy since the blinds block most of the heat out.

I used to be able to see SFU mountain and coquitlam until that fuckin condo started being developed... bye northwest view

Sidenote: I also see the brentwood towers and lionsgate lights from distance.. when there's fireworks on Canada Day I can see the New West one.. was pretty cool for 150 celebration... Saw Steveson, New west and Vancouver + when it's foggy as fuck, metrotown skyline looks like a floating city on it's own.. pretty damn cool

That's a misconception. Fees for real estate transactions are about the same for lawyers and notaries. Some notaries charge even more than lawyers. And if any issues arise it will be better to have a lawyer.

And one reason there are more lawyers is because notaries are very limited in the services they can offer. Notaries can take care of the simple, non-contentious stuff where everyone agrees and there are no problems. You're not going to have a notary go to court for you or try to negotiate a settlement.

As an aside, if anyone on here needs legal help for real estate stuff I am a lawyer and am happy to try to help out. There may even be a RS discount

I used to live in a place that face West. In the summer in would get so hot I would have to sleep in the living room for a few weeks in the summer. Is just too hot even with blinds. There is nothing in front to block the sun. Never again!

Currently the place I am in the bedroom window face East but in front there is a balcony so the that actually blocks out most of the sunlight. Not too bad.

My unitis North/west (angled) which I think is a very good middle ground between view and sun exposure.

In metrotown and paying $230 for 1000sqft.
