Yeah, given the current conditions, I totally agree that taking the offer is the more sensible thing to do. The shortened duration of stress (from not selling) alone is probably worth the difference between the transaction price and what you were originally aiming for.

Good luck and it's time to start planning for the move!
(Gosh I hate packing and moving as much as the selling part LOL~)

I recommended getting Rubbermaid Roughneck Storage Box - Assorted - 68.1L to pack. I have a ton of these and is so super easy. Better than cardboard boxes and you can reuse them and you can stack them. I using them to move right now and is so much easier than using cardboard boxes.

The other alternative is to go to any local BC Liquor store and ask for boxes. Most of the time they have them out back ready for recycling, so they give them away for free if asked nicely. The perk to this is the boxes are generally pretty well constructed, and some of them come with a cardboard grid inside (separate & protect the bottles) that you can use for storing glassware. Only problem is your neighbours thinking you're a raging alcoholic when you move out/in

I personally still prefer your typical cardboard boxes. $1 a piece for the small U-Haul ones; $1.50 for the medium ones, I think? 68L is a lot, and you can't really put too much stuff in a box/bin without it becoming too heavy.

A friend's family of 3 -- 2 adults and a baby -- recently moved, I think from a large apartment to a townhouse, and the 3 of them rang up 150+ cardboard boxes. To purchase the same volume of Rubbermaid bins would probably be quite expensive.

Cardboard boxes have their pitfalls too.

We went with a plastic box company for our last move. Frog Box is one such company, but we went with a competitor. They were also able to supply wardrobe units as well which is handy if you live with a woman who has more delicate clothing.

I have about 10 of those rubber boxes. Borrow another 10 to move.
I use a few (like 5) that I fill with clothing I don't need for the current season and some stuff that I don't use normally and just store them away in the closets or the storage.

When you live in a small condo. Every precious sq ft matters...and those storage bins take space.

Just had to give 3 of those away. My mom the hoarder will be happy.

Presales Update - been working on other businesses and projects (brief vacay as well) - back in the swing and ready for lots of projects in the fall.
Lots of sales offices all closed/reduced hours for the mid Aug summer break.

Despite slower existing sales market, presales seem to continue their trend of near sold-out for most part or at least hitting construction milestones.

May-Aug figures from MLA all show 70% sold for the projects they tracked.
Personally "investor" clients are going further, Surrey, Langley, and even Abbotsford/Chillwack seem be the next frontiers for $300K cheap 1BR specials.

Onni Cambie Gardens - First tower is about 65%+ sold. $1500/ft at Langara Gardens.
Camelia - 80% gone all 1BR ($900K) sold out at Cambie corridor
OAKRIDGE by Westbank! This is one I'm personally interested - not only because I know the area well but because it's interesting to see this Van West landmark being rejigged to a massive alien futurescape 20+ tower hub.


Brentwood
Gilmore Place will have a big marketed opening for Tower 2 (Gilmore/Lougheed) but we got clients in on Tower 1 & 3 at a good price point. 60%+ sold easily from the allocation grids.

Surrey
Park George - next Concord project. Should continue to do well. King George skytrain hub by Coast Capital addition. $1000/ft expected
LINEA - sold out except for about 5 larger units at nearly $1000/ft.
King George Hub 3 (PCI) - Tower 1/2 last oct was insane. This will be $1000/ft and likely crazy too.

AVANI Center remember this? They didn't even build the sales center and sold 70% of the building. Coming up in Sept formal launch, LOL. $299K unit was 420sq no parking. Add parking and options, $350K realistically.

Langley Willoughby pretty hot lately. $600/ft. Clients that bought here are up 2X in 1.5 years.
Alexander Square - $299K 1BR units 520K
Hudson + Singer $250K units blow out - sold out 80%. $500K remaining units 3BR.

Ask your realtors for some love - I'm pretty upfront with my clients - I'll happily send something your way if its not a hotly sought after unit that I have 10 other clients for.
It's the same price through me or direct through developers, at least I'll spot you back few thousand to make it worth your while, right?

When I moved last year, I bought 3 med-large sized totes to carry various things.

Almost a year later, those totes are sitting in my closet, filled with whatever I threw in them the day before I moved.

You don't realize how much shit you have until you pack and move lol.

i'm confused

does that mean a good chunk of oakridge is being torn down in a year if phase one is shooting for 2022 and the rest by 2025?

retail is dying but oakridge isn't exactly a ghost town by any stretch..

With no canada line...I think cambie corridor is the better investment.
