I remember when my fiancee and I bought our condo last year, our realtor was very strategic. Made sure we got in a location and building that would be desirable even during a slow down. No guarantees obviously, but location definitely makes a huge difference.

From what I have been seeing while looking around is the location makes a difference. There are cheaper homes (800-900k loll) out in surrey but the location and the house needs a lot of updating. While the mid 900s-1m I a nicer location sells quicker. I still can't believe it will cost near a million to get a nicer detached in surrey now lol | Wall Center Central Park (Burnaby/Vancouver Border). 1 BR, 600 SF, low-rise concrete within a three tower development.

I threw it out there to see if I can get an offer and upgrade while the market is slow. I bought it as an assignment before it was completed and had intentions to live in it but yes, I definitely missed the peak |

"but you're apartment number indicates you're on the 6th floor"... "Well........."

Market was hot. We looked at a LOT of properties. Probably 20 to 30 condos over a 4 month period. There was a lot of shit product moving quickly. Or good product, but in areas that would likely take longer to sell during a slowdown.

I got in a bit under 400k for my unit, taxes in. 2015/2016 time.

It's an older builder for sure, but I am honestly a little surprised by how relatively inexpensive it is. For the size of the unit, the strata fee doesn't seem outrageous either.

If you can get yourself to a WCE station, and their limited servicing schedule works with your work schedule, it's a cinch.
IMO, going through the rigours of Evergreen Line, Millennium Line, and then the Expo Line to get yourself from PoCo to DT is not exactly a nightmare (yet), but is still pretty aggrevating. If it has to be done, it has to be done. I'd much rather avoid it if I can, but at least the option is there.
If you can't easily get yourself to a Skytrain station, however, then the commute is going to be bad.

Speaking of Burquitlam, I took some screengrabs of some properties which I circled.
Fig 1 - The red X's are properties that have already come down. The empty land opposite already has constructed buildings.
Fig 2 - Properties that have had proposals already submitted. Half of the plaza in Fig 2 has already been cordoned off. The building in the middle has already been sold and I believe the building opposite of it has been sold recently as well.
Fig 3 - The buildings in the top right corner are new. Possibly same developer which will extend their development across where this massive rental property currently is. Building at the bottom right has already been demolished (same structure in Fig 1).
These are older google photos (2015).
There will be more to come. I just haven't received proposal notifications yet.
