When traffic is smooth, it takes <10 min to get to prime areas in Richmond via Hwy 91 East-West Connector.

LOL it isn't anywhere close to being that bad, Mark. I've occassionally driven from Stewardson Way in NW, thorough Queensborough, and then onto Hwy 91 to Richmond during the workweek in the 4:00 - 5:30pm window. Going westbound on Hwy 91, there is volume, but the trip can usually be done in 15 - 20 min. So starting from Queensborough alone, it can't possibly take that long.

The drive from Queensborough into Richmond isn't that bad when it's outside of rush hour times and there aren't any accidents. Say goodbye to making decent time if there's an accident, though.

re: queensborough; i take 91 enough on the way to south surrey/usa (as well as 99 from working in Marpole) to know it suck balls for commuting

i mean it's hardly surprising...just look at it geographically...a sliver of a penisula with a major artery north-south AND east-west...the adjacent crossings west is knight st and massey tunnel...nuff said

non-peak hour it's mostly non-issue, but ppl will still drive under speed limit in the left lane

What's the trend on pre-sales? Still >$1k/sqfoot in Vancouver? I really like the brentwood park building.

I'm on the same boat looking for at least a bed room plus den 2 bed well be ideal. I don't mind pre-sale.

Any other ideas besides surrey? I don't mind but I haven't heard of anything new come up

You are kidding right? Even lougheed pre sale is around $1000sq/ft try $1300+ for brentwood area.

I would look at downtown Port Coquitlam as as the sole remaining community north of the Fraser where there is still an opportunity for appreciation. There's a new community centre coming online in a couple of years and you're not too far away from the Skytrain or the West Coast Express. Plus unlike Burnaby, Coquitlam, or Surrey, there is a historic and walkable core neighbourhood with older retail units that are ripe for gentrification.

I am personally bullish on the long-term economic development of Surrey, but I think the values for new construction aren't justified in the short or medium term as Surrey is in transition.

As someone who has had special assessments multiple times in the last 5 years, I can tell you buying new and not having a special assessment for 10 or more years might be worth it for a lot of people.

Vancouver East - $1,000/ft at min for highrise concrete. $800-850/ft for lowrise woodframe buildings
Vancouver West - $1400-1500/ft usually
Downtown Vancouver $1400-2500/ft depending on level of luxury finishes
West Vancouver - $1200/ft
North Vancouver - $1100/ft + cheaper than West Van

Burnaby
Metrotown - $1100-1200/ft
Brentwood - $1100+/ft
Holdom/Gilmore - $1000/ft

Richmond $1000/ft to start

Surrey central - $900-1000/ft highrise with skytrain access
Surrey lowrise $800-850/ft

Langley $550-650/ft lowrise condo

Was at Steveston in Richmond the other day and out of pure curiosity the wife and I walked into the Wembley presale centre and looked at their 4 bedroom townhomes with 2 car garages by No5 and Cambie and was pretty shocked at the prices. roughly 1600 sq starting at just under 1.1 mill coming in at around $650/sq foot.

Yes, it backs off to a highway but unless I'm missing something that's pretty damn cheap no? TOtally drooled over the 2 car garage since the new townhome we moved into this year in Van doesn't even have a garage but I would never live in Richmond.

We bought new and can't wait to move in. New appliances, new floors, new cabinets, new fixtures, and most likely some new furniture, we are incredibly excited.

Yes buying new isn't perfect and comes with risks but we are ok with that.

The one reason why I might tell someone NOT to buy new is having to pay GST. It's the worst.

He was in Steveston for the day, but where he was looking is 5 and Cambie... but you are totally correct, I grew up on the Steveston corner of Richmond and I moved away for the very reason that no matter where you want to go you spend 15-20 minutes crossing Richmond first.

This should be made public knowledge on a government website. We need more transparency so citizens can form their own decisions and rely less on the realtor cartel.

You can see the sales history on individual addresses on the E-assessment site. It won’t show the most recent transactions until January but it will show anything in the last 3 years

Yes thats what I am doing but going through each property in the area to see sale date etc is a pain. Would help if I could get all recent sales listed in a document (Excel or PDF).
