High end appliances is like getting every expensive option on a car, when it's time to sell no one will pay you extra for them. Only time high end appliances make sense is if you're building on the west side or west van.
What do you guys think about this one? honestly, we are all over the map but the budget is the budget. Im not a big fan but the wife kind of likes it. Interior looks..... interesting??!?
Cant really see a big detracting factor though (unless you guys know something i dont).

Assessment was $2,253,000 which will go down for 2019. The property was purchased for $1.6m in 2016, factor in build cost. You should be paying close or even under assessment, that's where the market is at. It's a buyers market.
Personally I found houses like those to be completely soulless. That’s like the Richmond McMansion now, using finishings and wainscotting details that trickled down from the ultra high end of 15-20 years ago
Also dunno what they were thinking with the dark wood accents to go along with the all white errthang

Ummm I don’t think you understand how refrigerating food works. I assure you, your home fridge does shit.
Also, you should eat better food if that’s the path your food takes.

well it delays the food from being spoiled... but its not like a subzero fridge can eliminate the changes that has already occurred in the food supply chain.

Industry should just eliminate realtors holding the buying and selling completely.
Why should the information be so limited to buyer or seller? They should become as an advisory role to clients who wants to hire them. Same role as notaries, lawyers, mortgage specialists. Role to advise on what they specialize in. Not play stupid ass games and hope for a bidding war and all.

How this translates to "your subzero fridge reverses bacterial growth and loss of freshness" is pretty solid though.

The local population that can afford something like that is probably less than 1%. Wait the bitch out, you have all the leverage while she's holding on to monthly mortgage payments (maybe). If it's gone, there's another few hundred of those types of homes on the market today. Next time they call, tell her your offer is now $2.2M.
The going rate seems to be about 15-20% below assessed for your run of the mill SFH. In the case of new houses, you're likely buying below the builder's cost.
Still possible. It's just super far for my daily commute. Maybe if I work in delta, but I really don't wanna leave my house and get stuck in 1 tunnel and 1 or 2 bridges just to get back to Vancouver / north van everyday.
To be honest you get sooooo much more for your money out in Langley. If I could only stomach that commute.
