That's your opinion, but there's some truth to the scores. If a dumb kid goes to a top school, will he all of a sudden become a genius? No, but the scores will indicate that the school will have kids that are bright and probably well run that fosters a great learning environment. Yes, I know some schools setup for this test but there's so much they can do to significantly alter the results. The kids still have to know the material to score high.

I found a new home as well. Still renting but I’m fine with that.
I moved out of my last place due to demoviction. 90 or so people affected all ranging from younger 20 somethings, to middle aged people on social assistance to independent seniors. We were supposed to be out of the building by June but due to the amount of seniors, they gave us till end of year.
Most of the seniors moved out, the majority going to assisted living. No way they’d be able to afford rent at a new place.
A third party company was hired to help us find new places. With a success rate of 99.3%, they must be amazing at their jobs….
….which consisted of them sending us CL posts for which we had to do all the work ourselves anyway :r u kidding me:
Found my new place by chance. The ad was written in an almost scammy way and the price was below what I expected based on other suites in the same building. Turns out it was just an older couple who owned the suite. They weren’t professional realtors or anything hence the semi sloppy ad. Nice people who chose me over 13 other candidates.
So once the lease was signed, I received the following from the developer / demolisher:
4 months rent compensation
$500 towards moving fees
$500 early move-out bonus
In all honesty, I can’t complain. There are many long term tenants at my old place though, some living there since the early 90s. I met a woman who’s lived there since 1972 (the place was built in 1968). These people will have stratospheric rent shock when they move to a new place.
My new building is a strata condo built by Bosa. Luxury appliances blah blah blah. Nowhere in my life would I buy one of these suites especially at their current assessed value so I continue renting.

Cloverdale = Langley
South Surrey = White Rock
Scott Road area = Delta
I grew up and lived in Surrey for 25 years and I still don't understand the stigma people are worried about.

I worked as a technician based out of whalley working mostly along king George and into delta/north delta. I also grew up in surrey for 27 years, in Fraser Heights
After working in surrey/delta for about 8 months I’d say not only is the surrey stigma justified, it’s worse than you think. The type of people living in these areas (of all ethnicities surprisingly) live up to every surrey stereotype and then some.
Fraser heights, or white rock would be about the only areas I’d ever move back to.

I was speaking to a well known condo realtor friend of mine earlier today and he was telling me presales are down 90%. He was telling me assignments are stuck and available units aren't moving even with discounts and perks because they're overpriced. It's insane to think over a year ago you would have to beg to get a presale unit.

I was fortunate enough to purchase 2 pre-sales in 2016.
Both completed this year. One in January 2019 and the other July 2019.
I moved into my January 2019 one for a few months and sold it and I've never been more stressed. Although my 1 bedroom starter unit sold within 10 days, we only had 1 offer. We priced it very low as well. Still walked away with a nice coin from appreciation but people are no longer lining up to buy, even starter condos mine was priced at $623/sqft, brand new build with full size appliances, south facing, spacious unit in NW.
So much was riding on that sale so I could get into my July 2019 unit which is substantially nicer as it's a penthouse unit and I'll likely stay here for a while [5-7 years]

I've grew up with family of realtors, X gf, best buds were all realtors. Some are really lazy as F and really rode the wave. To each its own, now people have to WORK for their commission and really explain why the market is taking a dip. Few things you can't do now (worked few yrs ago) a) pressuring someone to make a decision within 10 hrs by 11:59 PM b) scare tactics c) List with me cause i'm good.
9 out of 10 realtors can't answer "why should I list with you?" Mr/Mrs. Top realtor in BC gets the same ass commission as you, tell me why I should list with you.
Realty hits now, people can't complete their assignments, can't sell, but most of all, a lot of realtors are having a tough time cutting down their expenses.
Remember the days when you see Joe Blow's faces on buses / bus stops etc. all gone; restaurants of all these people enjoying nice meals "networking" with clients... gone.... I've seen ripple effects everywhere now.

Why don't you just look at the assessed value to see how much is house and how much is land? It is relatively easy to ascertain then if the house value represents an old tear down or a brand new house.
