My brothers car was parked during the day on the street in front of where I live and somebody broke the window to look for change in the console. The main North to South roads like Gatensbury and Schoolhouse do tend to get a lot of cars driving through compared to the side streets in the area. But that's probably mainly during the work traffic hours. Foster, which is just north of that place is also a pretty busy one as it bypasses Austin and Como Lake traffic (especially right now due to construction on Como Lake).
Grocery options are a bit limited in the area, but not terrible. Produce store up on Como Lake beside No Frills. Walmart, Safeway, Save-On, Superstore within 10 minutes. Not a lot for dining, mediocre sushi, Cactus Club, depends what type of food you like. A really good Indian place just 5 minutes down the road though.

has the prices in Coquitlam gone down a lot? Im not sure what i would offer this guy. Wonder if they'll take a 2.1 if all things check out. I believe its been on the market since 2017 and still havent moved.
The interior finishings doesnt look too expensive. I guess ill have to see it to find out.

3 months later the market continues to drop, I'm not into chasing the market down and I don't need to sell so if I don't get close to what I want I won't sell it. I think the number of showings I've had and the 4 offers is a decent indicator that the price isn't terrible. If we sell I do intend to rent unless that perfect house jumps out at me, the money I'll make off interest on my equity will cover most my rent.

I think buyer are just waiting for price to drop. I think the price in Coq isn't too bad and seems pretty reasonable 540sq one bedroom going for a 460k and 2bedroom for around 570k to 650k(for the new apartments). Seeing a unit above mine (same direction and same sq ft) selling for 635k. Don't think they will sell for more than 580k. I mean sure they install custom shelf for the TV but that's it. NO reno is done the carpert to the bedroom needs to be change for sure and even at it's peak(when i purchase mine unit back in Oct 2018 it was at 615k). If the market did drop by 10% roughly the unit should sell for 555k.

so i had my home listed for 2 months... @ 1,099,000.
it had maybe 4 viewings, no offers.
I blame the realtor - he did FUCK ALL to promote it, provided a shitty ass lazy description of the property on the realtor.ca site, didn't show up at any of the viewings to help sell the prospect - i.e. sat back on his fat ass waiting for the sale.
SO...it got delisted... after a week, i relisted with a 'hungrier' realtor who wants to earn the business. He arranged for the home to be professionally staged at his expense, took a 4K video tour which was gorgeous and will be marketing it alot more aggressively. albeit, i dropped it to 1,079,700. BUT... re-listed few days ago with 2 viewings already. both viewers loved the house..
some realtors still think the market is as juicy as ever and are just sitting back waiting for the call...others realize its tough and need to do more to promote and sell the property.
i'll report back when its SOLD!!!

Same thing happened to my friend when the market was hot.
Took screen caps off google for the front of the house and shitty cell phone pics of the inside.
Shitty description.
Only 2 familys came for the open house when the market was hot and sold below asking price.
When we list our condo, the market was already slowing down but they did exactly what your latest realtor is doing. 4K video, staging, even timed when the open house was. We had people lined up out for the open house and got 2 parties into a bidding war and got a price we were happy with. I honestly can say we didn't leave any money on the table with our sale.

What's with these medical clinic looking houses where everything is white? I'd hate to live or grow up in a sterile environment like that.
I mean, I can see the finishings are high end... but lifestyle wise? Zero warmth or passion... like what do you even do in a place like that where you're afraid to touch anything? I just imagine some disinterested husband sitting there swirling a glass of red wine (which he better not fucking spill!) thinking about his next escape with his mistress while making pointless small-talk with his equally disinterested wife who's so busy planning her next trip to the LV store in her head that she doesn't give a shit what he's saying because only new purses make her happy anymore. Pass.
Also, I don't have kids, but my niece and nephew with 1 crayon/permanent marker between them would completely demolish both the houses shown above in 30 minutes tops.

sounds like you had INSANE record-breaking numbers for showings based on your posts and obviously some deals that have either collapsed mostly due to buyers.
why didn't you just take the money if you got asking and move out in 30 days? especially in this market? really surprised your house hasn't sold yet considering the insanely high foot traffic.
not telling you how to manage your listing but was just curious. when i sold my unit i catered to the max for the next owners. I just wanted my money so i could move on. curious to know what your thoughts are! goodluck with sale though! | It was the 2nd day on the market and the 30 day's to be out, buy a new place with a kid in school at the time and two dogs just didn't seem like a good decision.
I don't regret turning that down at all, it would have put me in a terrible spot. If my parents still lived here and my dad still had his warehouse here I might have taken a chance but we have no family here other then my wife who's brother lives here and he has a 3 bedroom house and 4 kids so that wasn't really an option.
Maybe if I was in a spot where I needed to sell things might have been different but I'm fine staying where we're at. Don't get me wrong I'd like to move to a bigger lot because it meant some nice additions like a hot tub and more room for the dogs, closer to the high school for my son but my house isn't that old and although the space isn't that great it can be renovated and made more usable.

Last place I live in the walls are white and honestly it makes the place so much brighter during the day/night with lights on when compare to my current place(walls are like of a darker cream color now). It doesn't bother much too much with the color to be honest.

68, just reno’d our place. Screw you. But our kitchen isn’t white. It’s the lightest tone of a grey beige then cute in half. So it’s kid friendly now
On a positive note. I always got in shit for making a mess. Even when the counters were dark. At least now I can see the dirt and have a chance to clean it before getting in shit. Before it was food camo on the counters. Haha
