Central Coquitlam is a pretty good area. IMHO, going west further than that is getting too close to Burquitlam where there is more property crime. If you're looking around that area, try looking at the area between the Poirer Community Centre and Mundy Park.

I could be wrong, but Burquitlam is heavily gentrified now with all the new high rises going up. 10+ years ago Cottonwood Ave had a bad name but now is full of new TH's and towers.

we've been looking all over the place and it's friggin hard finding the right house. Almost all properties have something to detract from it.

"Bought" this place couple of months ago, completion move in next month. Wondered if we should have put in a lower offer.
Listed at 1.698M, sold at 1.585M after a few back and forth offer/counter offers. However, BC assessment is 1.515M. Essentially bought it +70k more than assessed.

^congratulations. I went to the open house. It was a well kept place. Was one I was considering but couldn't compromise on the attached garage and that it was in the front of the house. If I recall correctly, just 1 lady living there and rented out the basement

Land is just as expensive. Unless you move out to 'wack, Langley, or Abby, which I don't think Hobz wants to do. Unless becoming a farmer is in the books hahaha

May I ask what's the downside of an attached garage? Can't afford a $1.5+ mil house, but I would have prefered it attached than deattached. To each and own...

1. Usually attached garages have a room above, that's rarely insulated enough to stay warm.
2. If it's part of the house, it's better used as liveable space.
3. Security. Someone steals you car/door opener. They just have to close the garage door behind them and no one can see them load up your belongings.
4. Noise. If I want to work on my car, late, I don't want to disturb everyone in the house.
5. Garage is my domain. Leave me the fuck alone.

any garage, even if it's single car with manual doors, is quite a luxury in the LML

makes me sad to see many of them filled to the ceiling with junk that just sits there for years

The garage is a preference thing for sure. I prefer the attached if I have a choice, my current house has a 2 car detached. My parents house has a 4 car attached but they live in the sticks, the driveway isn't even paved and the dog has to fight the Coyotes in the backyard for supremacy.

Garage thing I used to hate it due to all the things fliptuner said plus:
-garage door opening/closing is audible to the poor room directly above
-having potential more car exhaust feels unsafe.

That being said, my current townhouse has attached garage and is something I learn to love due to:
-shelter from rain walking hand full of grocery/toddler from car to inside the house
-more accessible storage space
-perception of easier/more inclined to maintain attached garage vs separate garage

Overall, there is more cons than pros with attached garage

attached means generally means driveway to wash your car and less lawn to mow

there are some pretty quiet door openers now

we saw a few Vancouver properties yesterday and a lot of them had these "laneway homes" as mortgage helpers. Holy shit are they ever small! Why would anyone want to pay 2k in rent to live in those tiny ass closets? plus the parking is a god damn disaster.

This one house we saw looked pretty nice but got the basement rented out to a couple (1.6k a month) the laneway house rented out to another couple (2k a month) and a family of 4 living in the main house. All together they have like 8 cars to park.

Ill take my L shaped mcMansion any day of the week over the ones in east van. Plus they aint even cheap! listed at 2.8/2.9mil.

I would pay that kind of money if the homes were actually located in Fraserview and had views. And both homes are on a "T", isn't that considered bad luck for Chinese buyers?

Truth is, any garage is a bonus.

Given the choice, attached or not, I'd prefer it be in the back of the house. A bigass garage door at the front of your place, is just not esthetically pleasing.

apparently need to make $35 hourly wage to rent a 2-bdrm in the vancouver area, and $28 for victoria

$14 hr balla is almost minimum wage

within CoV:

All the points have already been mentioned, but some things that have more weight to me is the exhaust gas from idling. And the noise + vibrations to the house due to aftermarket exhaust. Might be because my current house is old, but the windows shake and everyone knows when I get home. Having to carry groceries in the rain doesn't bother me.
